You are discarding the basement option because of "the mess?" Do you realize that if you put the well outside it will need to be protected from freezing?

The joints on the previous well most likely leaked because the person who put in the well used channel locks (or a similar tool) to tighten the connections instead of two 24 inch plumber's wrenches turning in opposing directions or they skimped on the teflon tape. Do it right and it won't leak.
