Subject: Synopsis of River Oaks Planning and Zoning Workshop June 19, 2017

The meeting started on time. This workshop was for the Planning and Zoning Board to make text amendment recommendations to be presented to the city council where they can add to them, subtract from them, pass or totally deny them.

First item: gravel driveways

Only changes from the last meeting was the border has to be brick, stone, concrete, steel, treated wood, rubber, plastic or other as approved by building officials. The gravel must be 3/4 inch. It also has to be free of dirt, weeds and other debris. Upon passing this text amendment the citizens will be given 210 days to comply.

Next item was the 75% masonry requirements in the commercial district. The boards final recommendation was the 75% rule will apply as visible from the roadway. So if three sides of your building are visible from the Blvd for example 75% of that viewed area will have to be masonry.

Metal garages or accessory buildings in your back yard was an item council wanted the board to look at. They looked at several pictures. The majority of the board wished they had those garages in their back yard. Recommendation from the gallery was to add three foot of brick around the bottom for decorative purposes. Don't know if that made it to the final cut.

Next item was carports with pitched roofs. It was recommended by the board if a carport has a pitched roof that the materials on the roof of the house and the top of the carport would have to match. Also, these carports would have to be open on two sides.

The last item on the agenda was garages in the city. After much debate, it was recommended that any new house built in the city, no matter what area, have a minimum of a two car garage. This would allow at least four cars to park off the street in the hope it would relieve all of the parking issues we currently have.

All of the above items will come back before Planning and Zoning as a public hearing Monday, July 17, 2017 and will then be debated and voted on at the next council meeting.

The board now has at least one vacancy so anyone wishing to serve on this board should contact city hall to see how to get an application.
