Dagel's notes District Overlay & other news

Here is the second big thing that the city is working on and I think it is too late to do it.

The city is wanting to do an overlay district on the Blvd. This would basically tell the new commercial business and the ones remodeling what their places are to look like and what their landscaping was to be along with other things. This was also discussed on Saturday, Feb. 3.

The problem as I see it is there are too many newer building on the strip Here is what we have: 70 strip center (AutoZone to laundry mat), box store (pawn shop), 50 strip center (Rivas, a key shop, Jesse's Donut ), then an Austin stone building (Chicken Express), modern (Taco Bell), 50 box (old Chicken Express).

That's in less than 1 mile on one side of the street. There are just too many different styles out there to make an overlay district work. I see no way to make the Blvd. look the same from one end to the other at this point. Maybe if it was done before Chicken Express, the Church, and Steel has done their building's it would have worked. But now it is too late in my opinion.

We also used tax money to update many of the storefronts just 4-5 years ago to make the Blvd. look better. What a waste of tax money that was.

The closest thing we have to uniformity that is not outdated is Taco Bell, Steel building and the Church. All would be classified as modern and we know the city council does not like that style. The only other style is run down 50 strip center and that would never work.

This all has come about because the city is hoping to draw people from the White Settlement Road apartments, future development in the same area and the river walk by the Trinity River bicycle trails. Talks also included bicycle lanes on Roberts Cut Off. All of this is a good thing, but it is too late.

Discussion on this will happen fast if the council has its way, It should have been done 15 years ago. Now I believe it is too late for this.
