Synopsis of River Oaks EDC Meeting Feb 12, 2018
The meeting started on time. All members present.
First item was to dot all the i's and cross all the t's for what our city calls the BIg Grant (Business Improvement Grant). Businesses are eligible for a 10,000 matching grant from EDC for upgrading signs, business fronts, etc, etc. So if you were a business wanting the max business grant you would have to spend 20,000 and then EDC would reimburse 10,000 of it. Several businesses in our city have taken advantage of this grant. Some just part of the 10,000. Some the max. PSD is one, Rivas, River Oaks Flooring, Fort Worth Auto and Super Save are the ones I remember. This grant program was dropped several years back. EDC is bringing it back on a recommendation from the EDC director, Patricia Ward. The only real major change to the program was they are putting parking lots back in as eligible for the grant.
Next item was a presentation by Patricia Ward talking about several businesses interested in locating to our city. She explained the big hurdle currently is the upcoming 183 project. Some developers do not want to pay top dollar for the properties until this project is complete. She also brought up what is going on on White Settlement Rd and how the apartments are not filling up near as expected. During this segment Dan Chisholm brought up a business person who may be putting in a restaurant in Kris Franks newly purchased property on River Oaks Blvd in the old stereo shop next to Jessie's Donuts. Supposedly Jessie's and the cleaners are staying. It was also brought up by one of the board members asking questions to board member Houk about the new roof on Kris Franks property. Houk went in to quite the detail on the insulation of the roof and how it would help with energy savings and sound dampening.
Board member Morgan read her recommendation for the boards official mission plan which stressed doing projects that would help benefit the citizens of River Oaks. This is suppose to be posted on the new EDC website.
Speaking of the website,Dan brought up doing a map for the businesses which was something I suggested several years ago. You would click on a business name and a red dot would show you on the map where the business is located. What Dan is proposing, though, is way way better. He think he has somebody who can help connect the website to google earth and then that could be used to help you locate the business you are interested in and anything who has used google map would know this is a better solution. Dan thought he could get it done on the cheap. In other words, FREE. But the board like the idea so much they gave him a limited expensive account to make sure this job gets done. He is suppose to be meeting with our website designer in the very near future.
Last item from this very long meeting is to go over plans for the new sign at the entrance of our city on 183 coming from Westworth. First discussion was whether to have the sign have red brick or what most people call Austin Stone. The stone one received overwhelming approval. Marvin stated there could have to be some minor changes due to changes in TxDot rules. It was explained by Marvin this plan was approved by TxDot in 2007 and several things have changed since then. Several board members questions if this is even the sign design that they approved. At the next EDC meeting Marvin stated he would bring an updated version of the sign. Board member Holland questioned the sign being on the side of the hill and wondered if we could put the sign before the red light on that piece of property where the old 7-11 used to be. Dan said he had spoken to that property owner and he doesn't want a sign out front of his property. Holland stated that it doesn't matter what he wants as it's TxDot's property. Dan stated that they would need more than just TxDot property to put this sign there and said again, the property owner doesn't want the sign. Holland continued to want the sign in that location, still saying it's Txdot's property and then he said something to the effect that that property owner sues churches. What ever that has to do with anything?? This issue was then tabled to the next EDC meeting.
