A Roof Certification is a performance guarantee given to home owners usually for a five year period. Its a lot like buying a warranty on a used vehicle. They usually state that the roof is good for at least five years and that the roofing company is putting itself up as an insurance company to cover any possible leaks. Most mortgage companies like to know that after coming up with so much money down to buy a house you won't have to come up with extra costs replacing a roof right after you purchase a home. They are written differently depending on the company giving them out. My company usually doesn't give out roof certifications. I have gone out to issue people a roof certification but usually find that if a mortgage company requires a roof cert its usually because the roof doesn't have the five years of life that the loan company is looking for. It usually ends up that I drop off a re-roof estimate on these calls.
