I fully believe in quality roof coatings being applied to flat roofs as a cost effective way of increasing the longivity of these roofs. I have even applied the "asphalt based" roof coatings to older lower pitch mobile homes with metal roofs from the 70s and early 80s. These products are simple enough for homeowners to do it themselves without the need of a contractor. The most important thing in the application of these products is preparing the roof surface. The better the job you have done in cleaning the surface has a lot to do with how long the coating maintains its self adhesive properties to the pre existing roof.
