the pictures of the house tell a very different story from your description. if that is the case, krz you are the right person to bargain with the sellers.

the place looks quite impressive. with the garage of , say, 600 sq. feet and living space with partial basement at say, 2500 sq feet and allowing for say, 150k for the land itself: you're at $$100 per sq foot of interior space.

a quick search in wauawatosa shows no MLS listings for vacant land at all much less 1.2 acres. that's a big chunk of earth. it alone could be worth half of the price. i don't know of course but one could find out easily by looking at the appraisal.

that's a pretty good number, i would suspect, in a highly desirable part of town on a great street with a fabulous yard and arborage. where would you find that kind of privacy and space in the city without paying a little more?

how long has it been on the market?

my reaction was: awesome mix of classic lannonstone/modern 50's style home where frank Lloyd wright's influence begs for a compliment.

a rare find in that area from the pictures i saw.

bargain hard.

buy low. sell high. you're in by spring.
