Who isn't a ghost/demon in this show?

I'm fairly sure the family of Ben, Vivian, and Violet are real. Beyond that Violet's girl-bully seemed to be real. But I'm not so sure of even the realtor that sold the house to them.

The guy who burnt up his family could even be a ghost. Even if he isn't his presence is disconcerting, especially to Ben. So could he be the guy who showed up in latex/leather and screwed Vivian? Could he be the father of her child? Although that guy seemed to have more disabilities that was displayed by the latex-clad spector.

I get the feeling even Jessica Lange and her daughter Dylan are even ghosts. Perhaps the original ones from the house?

So far we haven't seen the two gay guys? So maybe there weren't two gay guys! A red herring?
