Subject: My act of kindness for the month

hope it doesnt come back to bite me later!!!

I own a small apt building. Its an old building in more of a low-rent district (not a *bad* part of town, just nothing fancy). Recently I was seeking a tenant for one of the units, and had a guy apply. He was recently divorced with 2 small children, whom he was supposed to see 6 days a month. He told me, however, that he was not able to see them overnight until he had a place to live-because he was currently living in his CAR. He has a good job at a hospital, but didnt have any $$ because he had to pay the mortgage this month on the ex's house! So he only had enough cash initially for the deposit on the place....

Obviously he'd been having a hard time finding a place, most landlords wont even consider someone who doesnt have their full months rent up front plus deposit, etc. But I took his application anyway. His references and credit checks all came back great. After a long talk with dh about it, we decided to give him a chance. We figured that at least he was an adult (I always seem to get the 18yo girls with babies trying to apply) and had a decent job.

I called the guy and told him if he could come up with the money to cover the deposit, I'd let him pay rent on the 10th and he could go ahead and have the apt, and I'd even let him move in right away.

He got very quiet after I told him, and I thought maybe he didnt want the place. Then I realized he was choked up and almost crying. I dont think I have ever had anyone as appreciative of me renting them an apartment. I told him that my dh had been a single dad for many years, and that we had a *soft spot* for his situation.

Nothing worth debating I know, but I had to share. Makes me so sad to see people trying to get back on their feet after a divorce, and so often situations turn into exactly what this man is going through.

So anyway, he *looks* to be a great tenant, hopefully I wont be posting about it in a month with a more jaded pov, lol!! But I always tend to go with my gut when it comes to renting to people, and it really hasnt done me wrong yet. Its when I DONT listen to what my instincts are telling me about people that I end up getting screwed over!
