地利根德閣二千萬成交

　【本報特訊】市道回復暢旺，大額成交增多。美聯集團豪宅天下中半山中環美銀中心分行高級營業經理李建榮表示，該行剛促成一宗2000萬元中半山地利根德閣的成交。

　李建榮指，上述之成交單位為中半山地利根德閣2座低層B室，面積3052方呎，三房雙套房間隔，設有露台，景觀開揚，連一車位成交價2000萬元，平均成交呎價6553元，為市場合理價。原業主於03年11月以1300萬元購入，是次成交帳面獲利700萬元，物業升值高達54%。買家為外區換樓客，現入市作自住用途。

　李建榮補充，本月迄今，地利根德閣已錄得3宗成交，分別為1座高層B室，面積3052平方呎，成交價2370萬元，平均成交呎價7765元。另一宗成交同為1座高層B室，面積3052平方呎，成交價約2400萬元，平均成交呎價約為7864元。

海怡買家自製相連
　此外，利嘉閣地產皇牌屋苑海怡半島第一分行經理陳振裕表示，一名外區用家日前斥資1240萬元，購入海怡半島兩伙海景大戶，自行製造相連單位自用。單位為2期16座高層G及H室，G室建築面積1109方呎，成交價632萬元，原業主於93年底以約373萬元購入上址，今番單位易手獲利約259萬元，升值69%。H室建築面積1065方呎，成交價608萬元，原業主93年底以約318萬元購入，現帳面獲利290萬元，升值91%。

　另外，利嘉閣地產至尊豪宅碧瑤灣分行市務經理楊振東表示，一名用家剛透過該行購入碧瑤灣48座極高層，建築面積2687方呎，連一車位及租約，成交價1680萬元，平均呎價為6252元，造價合理。據悉，原業主於01年買入上述物業，當時作價1068萬元，持貨至今轉手勁賺612萬元，期內物業升幅達57%。
