There is really nothing to the smart loan it just takes discipline to follow it...In a nut shell, they take the principle of your home plus any other debt and debt stack it to give you a lower monthly payment and to pay off all of your debt sooner...Then they take a portion of the amount that you are saving and apply it to the principle of the home, paying it off even sooner. Another portion of your savings is put into a mutual fund or funds....therefore when your home is paid off, not only are you debt free you also have a savings you can use for retirement or a rainy day. You can take it a step further by using your lump "rainy day" sum plus the amount you are saving on not having a house payment (or any other debt for that matter) and reinvest in a similar mutual fund or funds to give yourself a long term retirement account. The best part about it is that you are not using any more money than if you continued to pay your bills traditionally or the way you are today...If it sounds simple its because it is...again it just takes some discipline to follow it and sometimes a "coach" to make sure you stay on track.
