Have you ever wondered how to find properties fast, that have not hit the real estate market. Finding Real Estate in Seattle is not easy, even if you want to pay market value. So how does one fine properties before they hit the market? Well two ways, look for clues. 1. know that average turnover for a rental property is twice as high as owner occupied. 2. Look for properties that have been owned for 3-7 years. 3. Once you identified these properties in a particular area of your focus, find a local realtor and have them get labels from a title companies and build your database usually 150 people or so. Than send them a letter every month, telling them you will pay them fair market value for their property. You should, and more than likely you will get a good fixer to rent or remodel and sell.
