That certainly sounds like a good idea. I would suggest getting a group of "regulars" who you know would respect the gear and the rehearsal space and treat it accordingly. The fact that its 20 mins out of town might dissuade some people from coming(2 bus trips etc) but for any serious band that shouldn't really be too much of a deterrance.
