Hello, We have an accepted offer to purchase. the price 219,900.... .... We are working on getting the BK-13 paid off in full to help. The property is in esko. We just want to get through the door....... High interest is fine!!

This letter is an explanation of the past few years, and what happened to our lives, and credit.
It all seemed to start when we were transferred to South Carolina for John's job. It seemed like this best possible choice at the time. He was going to gain C-T scanner experience and make more income. We owned most of our home in Wisconsin, and had great credit, and we were both working. This was supposed to be a wonderful transfer. I was also going to work; I am a licensed special education teacher. We purchased our home based on both our incomes in South Carolina. Our monthly mortgage was $2368, and was easily achievable on both incomes. Everything seemed great, like a dream.

Then I got sick. I was in so much pain that I was unable to work, doctor's orders. I had my first surgery to try and ease the problem. No such luck, this was just the beginning, We had medical coverage of 70% and I was hospitalize five different times and had six surgeries over the next two-year period . We were struggling to keep up with expenses... MY condition was life threatening and the bills just kept coming. So, We cashed out both of our retirement plans, all the bonds, and savings we had, and we sold off all the extras: our camping trailer, hot tub, 4-wheeler, appliances, televisions, jewelry, anything of value to help. But, it wasn't enough. Then we gave the home back to the bank, not late on payments. We went and bought a home much less expensive. This new home the monthly mortgage was $1607. We still were struggling, but all payments were still made on time. Every time we thought that this was it... one last surgery... it never was. We had nothing left, so we consolidated our medical bills, and the credit cards we used to try and keep up... in a bankruptcy chapter 13. We didn't want to just dump them to a chapter 7... I thought the doctors saved my life and I wanted to pay them. So that is why we chose the Chapter 13 to make monthly payments for the next 5 years.

We have now been making payments for over 2.5 years and have about $15000 left to pay. We have never missed paying these bankruptcy payments. I had one more surgery after we filed, and then about 2 months after the last surgery, John was laid off. So, we started a nation wide search for a job, and I had just had a full hysterectomy. We found SMDC in Duluth, MN and they loved John. The match was great. We received a generous pay increase and much better benefits. I have no preexisting conditions.... They were all removed. And, The health coverage is 90%. My health has been fantastic since the move. And with the new fantastic coverage we won't experience the bills we had before. Also, If we use the doctor's within the SMDC system the coverage is greater than 95%.

But, as tough as these last few years have been, this past summer was the hardest. To show how hard we work to keep things on time, honest and working.... We had no income from July 2006 to Sept 2006. We had drained our savings, no credit cards, they aren't allowed in BK, and we didn't know where the next dime was coming from, but we kept praying we would make it. We did. I am healthy and alive. John has a great job. We were able to continue pawning off things, and some how we made all the payments on time. We were making double mortgage payments until December 15th. We had our home for sale in South Carolina and the mortgage there was $ 1607 and then the rent here was $1200 so we were making payments of over $2807 monthly just for our mortgage. We never had a late mortgage payment. Each month here it has gotten a little easier. The only dream left is to own our own home, again. We don't need it to be fancy . We just want 3 bedrooms, a solid structure, and a yard.

Thank God our children are young enough that they won't remember how hard this has been. They are currently 2 and 4. When we got to Duluth, MN the first rental was full of black mold, and put our 2-year-old in the hospital. I stayed with her, while John went to find us another place to call home. This is where we currently reside. This is an old ranch that leaks water around the chimney. The air conditioner vents leak water. The toilets and tub drains leak through to the finished basement. The home is paneled from top to bottom. The utilities are eating us alive. The rent is $1200 per month. The utilities are about half the rent in this cold. We are month to month no lease, and now we just found out the owner is moving to California. Therefore he wants us out so he can sell the home. The last piece to getting off this puzzling roller coaster is to own a home. As tough as the times were the past few years, we still managed to pay our bills, and to be honest. That is the way we operate. If we were granted the opportunity of a mortgage, I can tell you, that it never would be late. If when we had no income we managed to pay our bills and double mortgage payments, While both of us are employed it wouldn't ever be an issue. Plus, the homes we are considering the payments would never equal the double monthly mortgage we just finished paying.

We had the executive type home once. Now we want a small family home that is safe, and sound. We are not fussy as long as we can call it home. We keep praying that we have served our time, learned our lessons, suffered greatly, and can now have a small home to raise our children in. We take nothing for granted and appreciate the smallest things. We are willing to pay high interest... what ever it takes. This is our only wish, dream, and prayer. We are all healthy and alive. Please help make our one dream happen. I am also applying for work in this new area. I have had 2 interviews already. So our income will only be increasing. John was just told he would be getting a raise to his 80,000 salary as well. He just was told it is 5%.

We are grateful for everything we have. We just want a place to call home. Thank you for taking the time to meet us and hopefully giving us the second chance that God has. John's middle score this past week was a 486, and mine was a 520. JOhn's dad is considering helping us pay off the BK-13 early. We just want to get through the door and refinance after, 6 months which would allow us to roll in the BK. ( we are expecting high interest... )

We look forward to talking to you....... We have an excepted offer on 14 Mikaela lane Esko, mn..... We have no other debt besides the $490 a month bk payment. Give us a call 715-398-6494

Sincerely,

John and Jennifer Karlen
