Subject: brown skin

please assist me with problem, I have this sample in large plant and the brown skin on it is at the botton of the base , and some all over the plant , there is green underneath, but usually brown skin form and is soft, sometimes it has coveres the entire leave or stem, I have tried to remove it but it comes back, , what is the problem??
