I noticed you used to be a member of nationalrealestatebuyers.com. Here is a site that will guarantee you will get paid and allows you to track the progress.



At www.Leadlings.com people submit properties as a centralized point and track their leads as they move through the system, that includes e.g. having a tracking number for the contracts that are mailed. Bird dogging in most states is considered illegal as you need a RE license to match Seller and Buyer. On top of that you are usually not sure you will ever get paid.
Leadlings.com takes care of all of these issues. Since you don't find the buyer, you don't do an illegal activity. Since you can track your lead, you don't have to be afraid that you get cheated on....works for me...
