You can always roof your house. You can roof it once a year but its not very practical.

If I tell you I'm surprised your not getting wet in prolonged rain storms when I come to give you an estimate you need a roof immediately. Its hard to pin point an expiration date as to when your roof will give up the ghost.

You should be prepared to replace your roof if your roof has reached 80% of the manufacturer's life expectancy. Not that you will need to do it right then but you better be considering it so you can get it done before it fails. That would be in 16yrs on a 20yr composition. If you don't know how old your roof is the signs are different for different products as to whether they are in need of replacing or not. Composition becomes very brittle and breaks before it bends. It kinda crumbles I guess is how I would describe it. Even if your roof isn't leaking you should get it replaced if it has reached that point.

The dipping I can't see so I won't guess as to what it is. Didn't any of these companies who gave you estimates or these other people give any speculation as to what was going on.
