明報專訊】馬灣珀麗灣大開紅盤，令市場潛在買家重新注視樓市，加上各發展商紛紛推出優惠計劃吸納該盤向隅買家，直接刺激新盤貨尾銷情，過去兩日主要貨尾新盤錄得近50宗成交，較上周同期的36宗上升逾三成。
新地(0016)在過去兩個月為珀麗灣進行大量宣傳，加上在剛過去的周末悉數售出所有單位，潛在買家再度積極四出睇樓，令整體氣氛好轉。
由於市場注意力再度集中於樓市，各發展商亦同時各出奇謀，擬從中吸納市場購買力，令珀麗灣向隅買家可於購買新盤貨尾取得優惠，直接刺激銷情。
各盤以元朗蝶翠峰的售情最為理想，兩日累積售出約18伙，其中3個單位的買家是珀麗灣向隅客，所以可獲得1％樓價折讓，即呎價約2200元。恆基(0012)早前亦為大角嘴港灣豪庭推出新優惠，珀麗灣向隅客可獲3％樓價折讓，該盤在過去兩日累積售出6個貨尾，其中約有兩個亦是向隅客。蝶翠峰沽18伙最佳而由新世界(0017)、恆基及新地等合作發展的東涌海堤灣畔，一直以來貨尾銷情較緩慢，惟推出持珀麗灣票尾可獲樓價1％的折讓後，銷情稍見起色，過去兩日合共沽出8個單位。另九倉(0004)發言人表示，雖然機鐵九龍站擎天半島未有推出新優惠，但在過去兩日亦陸續售出3個單位﹔至於剛推出五萬元折扣優惠及送釐印費的屯門翠濤居，售出5個單位，其中3個單位的買家是來自珀麗灣的向隅買家。菱電(0745)剛於上周公布開售的土瓜灣樂意居，亦售出兩個單位，該盤的公開發售呎價2500餘元。
