有關港灣豪庭住宅平台事宜

本人是港灣豪庭第一期的業主,對住宅平台的使用權及保安措施有所疑問。

根據售樓書上的官契撮要:" ......provide within the lot area of open space of not less than 9800 square metres("The Public Open Space), and uphold, maintain, repair and manage the Public Open Space..... .....keepthe Public Open Space open for the use by the public free of charge without any interruption"

而售樓書上的圖片顯示該地方在住宅平台範圍,請問究竟該平台是否只給予港灣業主及其指定同行人士使用,還是任何公眾人仕均有權使用?如屬前者,則保安如何安排,是否只以密碼鎖或智能咭控制?如屬後者,則 貴公司如何保障屋苑住客的私隱及保證屋苑住宅的設施不被濫用?

根據買賣合約上的Clause 2.中"...EXCEPTING AND RESERVING unto the Vendor and its successors and assigns other than the Purchaser the right to the exclusive use, occupation and enjoyment of the whole of the Development SAVE AND EXCEPT:- (a) the Propety; and (b) such areas and facilities (if any) as may be designated as common areas or common parts and facilities in the Deed of Mutual Covenant or are intended for common use."並於"SCHEDULE 6 Communal and Recreational Facilities"界定該等設施的範圍。

請問 貴公司對於上述條文又作何解釋?具體的安排如何?
