SECTION 8.0


DRAINAGE


8.1ReDair/ReDlacement of External Wall Draina!!e Systems


Epoxy Coated Cast Iron or UPVC pipes and fi 位 mgs
a) Take down, clear away and replace all defective external 世位 n
pipes complete wi 也 all fittings and brackets. Submit shop drawings to the Surveyor for approval prior to ins 個 llation.


b) The size of 也e new pipes should not be less 也個 the existing
pipe. The Con 仕 actor shall fully check on site before tender re 仙 m.


c) Fix and supply new Epoxy Coated Cast Iron pipe or UPVC pipe
complete wi 也 all fi 仕 ings and, including brackets as indicated on drawings. (The Contractor shall fully check on site and follow the existing routing of the pipeworks in his replacement works)


d) Cut or burn out existing joint, clean socket and spigot ends and
remake joint


e) Cut into and remove short leng也 of pipes or branch pipes in
position and provide and joint in new simple junction complete wi 也 loose collar if required. The depth to be hack off surrounding 也 e existing bra 且 ch pipe shall not more than 25mm 企 om the external wall S 叮 face or where the collar is found inside the wall. New branch pipe will be inserted t 。由 e coll 訂 inside 也 e external wall. And then the wall surface shall be made good afterw 釘釘 .


f) Where pipe pass 由 rough external wall, the Con甘 actor shall
ensure water tight that the hole should be grouted with waterproofed cement sand mortar, pointed 也 e hole surround wi 也 approved mastic sealant after m 法 ing good 也 efi 凶 shes.


8.2Soil & Waste DisDosal Systems


a) Soil and waste S)叫 em shall be carried out according to the combined soil
and waste 可 'stem (one pipe system). All piping materials shall be UPVC and Epoxy Coated Cast Iron should be 的 match with exis 也 19 unless otherwise specified.


b) All UPVC pipes and fittings shall be in ac ∞ r臼 nce to B.S. 4514 or Aust.
S 臼 nd 訂 d 1415 or approved equal to relevant British Standard.


c) Epoxy Coated Cast Iron pipes shall comply wi也 BS EN877 and jointed in
ac ∞ rd 組 ceWl 曲曲 e manufacturer's re ∞ mmendations.

8.6Installation of Pipe Work

a) Pipework shall be carefully arranged ω a neat and workm 組 like appe 位組 cern 甘 ue ali 伊 mentwi 也 a minimum number of crossovers.

b) Disconnecting flanged or screwed unions shall be provided at valves 組 d
5 位 ings and at suitable locations for cleaning and removal of piping.

c) All pipework shall be 企 ee 企 om burrs, rust 組 d scale 組 d shall be
也 orou 的 ly cleaned before erection. Open ends during the progress of work shall be blanked-off with purpose-made me 叫 or pI 俗世 c caps and the use of wooden plugs is forbidden. Should any stoppage in the flow 'Occur after the variQUS systems have been put into operation, owing tQ nQn- cQmpliance wi 也 this requirement, the CQntractor shall rectify the fault at his own expense.

d) Pipes are tQ be installed wi 也 cQrrect falls fQr venting and dr泣 ning and
attention must be paid to neatness of installatiQn. GrQUPS of pipes to be accurately spaced and valves, jo 尬的 , etc. symmetrically arranged. Where 制 ro 'Or more pipes are visible and change directiQn tQge 也 er, bends shall be struck 企 'Om a CQmmon radius point. Adequate clearances to be m 位且扭扭 ed in all cases to allQW fQr the application 'Of the insulation and fmishing.

e) All pipework likely to be 凶 direct CQntact with concrete shall be c'Oated with.a bitumen compound and wrapped in polythene before being concealed.

h) Epoxy Coated Cast Ir'On pipes should be connected by coupling joints, which are to be made in stainless steel (Grade 316) or 組 appr'Oved jointing compound 'Or similar.

b) Stainless steel (grade 316) pipe-brackets with plastic coated pipe ring shall be used for all external wall pipe services at podium level 2, while hot-dipped galvanized steel pipe-brackets shall be used for internal pipe services. All fIXing screws for G.1. pipe supports shall be chromium plated 組 ds 倒叫 ess steel screws for stainless steel supports. Sample shall be submitted to Project Manager's prior approval.

8.8 PiDe Anchors
a) All pipes shall be anchored as required to control the movement of pipes due
to thermal changes. General anchors are also to be fitted at the lower ends of
vertical pipes.
b) The anchors shall securely hold the pipe in a rigid position to resist也e
attempted movement due to expansion and the weight of the pipe and contents.
c) All anchors bolt for external pipework shall be stainless steel.


8.9PiDe Guides


a) Pipe guides, are for use in long lengths of pipe 祖 d tube and 訂 e to be fitted on each side of every joint to keep and to direct the movement of expansion and con 仕 action 企 om anchor points in 甘 ue ali 伊 ment in lateral direction towards
the bellows or other flexible inserts shall take the form of enclosing hoops of mild steel flat to B.S. 3974: P 訂刊 , generally 40mm x 20mm in section. Such shall be secured to roller brackets and other fixing by me 缸 18 of bracket attachments. Me 個 1 guides for UPVC pipes shall be lined internally wi 也 UPVC material slightly oversized to allow axial movement of the pipe.

8.10PiDe Sleeves

a) Where pipes pass through walls, floors, ceiling, etc. the Con 甘 actor shall supply and fix pipe sleeves. Sleeves for PVC, ductile iron, cast iron and
galvanized steel pipes shall be black steel. All sleeves 訂 efi 仕 ed 也 rough floors, 也 ey shall extend to at least 6mm clear offmished floor.

b) Sleeve shall not be used as pipe support.

c) Sleeves shall be of slightly oversized to allow 企 ee movement of pipes.

d) Where vertical pipe ducts pass 也 rough floors, the fITe barrier shall be
m 剖且包 ined with a concrete floor provided by 也 e Contractor.

e) The gap between pipe and 吐 le sleeve is to be packed with fibre-glass blanket material. However, for pipes/sleeves through fire barriers, the gaps must be firmly sealed with soft packings (wi 也 fire certificate provided) _aving a period of fire resistance equal to the fire barriers. The ends of sleeves are to be caulked with non-hardening mastic to architect's approval.

Department and the Surveyor before installation.

8.11PiDe Movement and EXDansion Joint

a) Wherever possible, advantage shall be taken of changes in direction of pipes to take up expansion and contraction due to tempera 個 re changes of the pipe contents.

b) Expansion coupling with neoprene seal ring at one end to be used on uP.V.C.
plpmg.

c) On uP.V.C. Vertical/Horizontal drainage m 司的 , axi 叫 expansion coupling, as recommended by UP.V.C. pipe/fitting manufacturer, to be supplied and IllS 個 lled as shown on Drawings, of slip type wi 也 neoprene seal ring between 也 e two coupling members. Class and standard of expansion joint should be the same as those for pipes specified.

d) All supports for UPVC pipes outside building shall be pI ω tic coated steel soft
felt strips 訂 e to be provided between the plastic and the clip.

e) All pipe supports to be of such design and type to allow for 也 e removal of any
pipe section without the necessity of disconnecting other adjacent pipes.
。 All fixing screws shall be stainless steel (grade 316).
g) The Contractor shall be responsible for the building 尬。 f all supports etc. and
should allow for using Philips Redhead bolt fixing' for concrete and cutting away and building in of brackets in brickwork etc. The Con 仕 actor is also particularly note 也 at it may not be possible to fix the bolts directly above the pipes to be supported and cantilever angles are to be used where required.

8.12Removal of Fixin2 Bolts.. Ties for Temporary Works and Old Steel Pipe
Brackets for Old Pioes

a) It is important that fIXing bolts and ties for temporary works 組 d steel pipe bracket for old pipes are properly removed 企 'Om the building upon completion of works. They have to be 仕 immed 'Off to a depth sufficient (25mm min.) tQ avoid corrosion and consequential problems tQ the fInishes. Where holes are formed in external walls for bolts ties and steel pipe bracket, these holes should be properly grouted to 也 e satisfaction of 也 e Surveyor wi 也 cement mQrt 訂 to an approved mix priQr to applying the surface fInishes.

b) At the commencement of the Works, the CQn 仕 actQr shall include in their prQPosals fQr the tempor 缸 Y wQrks, the method of fIXing and removal of such bolts, ties and steel pipe brackets as may be required and: such should be submitted and approved by the SurveYQr.

CONDITION SURVEY OF TILEDIRENDERED AREA


9.1


Scone of Works


The scope of work under 也 is section may include condition survey to 也 e building. The con 甘 actor shall be no 組 ed by 也 e Project Manager on the commencement of survey 企 om time to time, depending on findings and actual condition of building during 由 econ 甘 act period. The con 甘 actor shall commence the survey wi 也 in2 weeks' time 企 om the date of notification of commencement of works for 也 is section.

The condition survey of tiled or rendered 訂閱 shall include, but not limited to 由 e followings:

Closely examine the complete 訂 'ea of external tiling/render for visible defects. Sound all areas with hammers to ascertain extent of defec 包 .
Record type, size and location of defects.
Removal of small 位 'eas of loose or potentially dangerous materials. Reporting of large areas of loose or potentially dangerous materials to 也 e Project Manager's Representative.
Provide record photographs of individual blocks and defec 的 encountered. Provide reports of each block in the format as directed.

Access


The survey work is to be carried out using scaffolding. The Con 仕 actor shall demons 仕 ate that such person 也 at he may employ have received 也 e necessary 仕位 rung and ins 甘 uction to carry out such' works.


9.3


Hammer TaDD 控 g


Works shall be carried out by trained technicians wi 也 adequate safety look outs at ground level.

Prior to commencement of work, the technicians should be ins 仕 ucted in regard to 也 e potential hazards arising 企 om the works, protective measures to be implemented to prevent injury, damage etc. to 也 e public, tenants or the workmen and the techniques to be used for tapping and recording.

Hammer tapping to all 位 'eas of external tiling/render by 個 approved means of access at a maximum of 600 mm centers each hammer tap. The con 仕 actor shall ensure that the technicians are properly 仕 ained and check the surveys for accuracy.

9.4Hammers etc.


Hammers for sounding purposes shall be of metal, in one piece and of 組 approved W 阱 , capable of detecting areas of debonding 扭曲 e fi 且 shes of up to 50 rom. Hammers and 0 也 er tools/equipment shall also be fitted with a lanyard securely a 甘 :ached to the Project Manager.


9.5Recordiol! of Defects


A report sheet to an approved format shall be used to record areas of defects. A copy of 也 e report sheet is to be handed to 也 e Project Manager's Representative not later 也組 the end of the following working day. The report shee 包位 e to clearly indicate 也 e extent 個 d severi 句 r of the defects encountered.


Defec 臼 in addition _e to be indicated where encountered on the face of each building using a marking system approved by the Project Manager. The marking of defects using spray paint wi 也 the exception of complying wi 也 the requirements of Clause 28.06 (General Specification of Hong Kong Housing Authority) is not to be undertaken without the approval of the Project Manager.


Following the completion of survey work for each building, a survey summary report to an approved format is to be completed. The survey summ 缸 y report is to be
submitted to the Proj ect Manager not later 由組 7 days following the completion of survey work for each individual building.


Random testing will be carried out to verify 也 e [mdings of the reports. If the latter is found unsatisfactory, the con 仕 actor must c 缸 ry out survey again and submit a revised report to the Project Manager for approval. All cost incurred therein shall be bomed by the Contractor.


9.6Loose Material


Small 訂 eas of loose material (generally not exceeding 0.25 square l11e 仕 es) which are likely to pose a danger should they become dislodged are to be removed. Records of
small areas removed are to be submitted to 由 e Project Manager's Representative not later 也 an the end of the following working day for confmnation. Larger areas to be marked on the building by the use of spray paint or other approved materials, immediately reported to 也 e Project M, 組 ager's Representative and highlighted in the 也 ily report shee 的 for further action. Large areas may be required to be removed as directed by the Project Manager.

The perimeter of areas removed shall be sealed immediately after removal using an approved mastic sealant.

Catch nets or similar approved means are to be provided to safely con 個 ill any removed material and the Contractor is to have in a 位 en 也且 ce on the ground, personnel to ens 叮 e the safety of the publ 犯 , where the removal of such loose material is likely to pose a danger.

SECTION 10.0 EXTERNAL ELEVATION CLEANSIl河 G

10.1 The application technique of chemical cleansing to the b 叫 lding facade should be carried out as follows and recommended and directed by 也 e Contractor. And the application procedures should be s 仕 ictly supervised and monitored by 也 e Corr 甘 actor competent and experienced foreman. The information of 也 e chemical cleansing agent should be submitted for 也 e Project Manager's prior approval.

10.2 The wall is first sprayed with water. Wetting is to avoid excessive penetration of chemicals and soil into the surfaces of the building. Pre-wet the 缸 ea to be cleaned wi 也 clean water. A convenient way of achieving 也 is is by using a low-pressure water lance.

10.3 The chemical cle 姐的紅e 也 en spreaded over the damp surface by a brush or
by using a low-pressure spray. The application should be even and planned between architectural features (for example, plin 也 to cornice or between internal angles of but 仕 esses).

10.4 The coverage rate should be 旭 the order of 1 liter per 3.7 square me 仕 'es of
surface 訂閱 .

10.5 The contact period wi 也 the surface will vary depending on the amount and 可 pe of soiling and on the ambient tempera 仙 reo The contact period will only be allowed to leave for 5 to 15 minutes on 由 e tiles, depending on the temperature.

10.6 Repeated application may be necessary. The cleansing material must never be
allowed to dry on the surface.

10.7 Finally, the cleaners and dissolved soil are removed by 由 orough rinsing at the correct time wi 也 a low press 凹 e jet of clean water. At 也 IS S 臼侈 , 也 e use ofa neu 仕 alizer may be used before the final water rinse.

10.8 Rinsing for 4 minutes per squ 訂 erne 仕 'e is recommended ω a minimum time, with extra attention being paid to water 仕 a 戶 , such as cills and strings, or weathered joints. The rinsing water must not be allowed to accumulate on such 甘 aps 臼 when the water evaporates, 也 e acid concentration will increase and while deposits of colloidal silica may be left behind. 口 le foaming agent could identi 命也 e present of any resident acid.

10.9 General procedure for protecting the building s 甘 uctu時 , building environme剖 ,
street & public and the cleaning equipment must be taken, but particular care must be taken to protect con 仕 act personnel and the public 企 om spillages or 世 ift.

10.10 First-aid boxes containing sodium gluconate gel or simil 叮叮 tides must be
kept on site.

First-aid treatment for acid burns includes the following proced 叮 'es:


(i) Burns must be washed immediately with copious amount of clean water for at least one minute, followed by rubbing calcium gluconate gel into and around the burned 缸 'ea, wi 也 clean fingers.


(ii) The gel should be rubbed in continuously until 15 minutes after the
pain has subsided and hospital 甘 'eatment must follow.


(iii) If 也 e gel is not available, wm弓 hing must continue until it is.


(iv) Eyes which have been affected should be irrigated with isotonic saline
or clean water for at Ie ω t 10 minutes.


10.11 All cleaning equipment tubes or boxes must be securely capped to avoid the
trapping acid or acid vapor.


10.12 Use a proprie 但可 or tailor-formulating pre-diluted form of chemical cleaner: the concen 個 tion of acid must be known and displayed on 也 e container (between 2 and 15%). Do not store the indus 仕 ial-concen 仕 ated acid (w 趾 ch may be over 70%) 侃 -site dilution, keep 也 e acid in a secure store and adequately labelled.


10.13 Pre-wet the 訂閱 to be cleaned with clean water. By using a low pressure water lance is to provide a damp surface, on which 也 e chemical will spread. Thorough wetting will limit 由 e activity of the chemical of the soiled face.


10.14 Apply the acid by brush to 也 e damp s 叮 face, or by using a low-pressure spray.
The application should be even and planned.


10.15 The importance of 也 orough washing off at 也 e correct time has been paid more
attention.


10.16 The cleaning equipment, working platforms, swing chair or cradle must also be washed off thorou 出 ly after each rinsing of the building 組 d the cleaning equipment tube capped and also checked.


10.17 Subsequent applications of the chemical must follow the same procedures. At
least half an ho 叮 should elapse before a second application.


10.18 Where applicable the Contractor may provide all swing chairs for 也 e execution of the work. All elements and necessary materials in connection are to be good quali 句 r and adequate for the p 叮 pose for which 由 ey 缸 e used.


10.19 The Con 甘 actor shall ensure that all swing chairs or cradle and their supporting means are of adequate s 仕 'ength and stability to c 位可 the loads to be sustained and 也 at all materials used 扭曲 eir construction are sound.

10.22 Temporary elec 仕 icity power supply may be connected by the Contractor 企 om

10.23 Each workman on swing chair or cradles d 叮 mg 也 e execution of work shall be
connected wi 也 appropriate independent safety line.

11.0 STEEL WORKS OF VERTICAL SURFACE

11.1Surface Preparation

All Steel works shall be cleaned thoroughly by approved power tools to the SSPC-SP3 S 個 nd 訂 d or hand tool clean to 也 e 到組 d 訂 d of SSPC-SP2 to remove all rust, contamination, excessive roughness, dirt, oil and foreign materials.

11.2Paintin!! Works

11.2.1 Three Layers of coating shall be applied to 也 e metal surface in the following
order:

a. One touch-up of Amerlock 400 High Solids Epoxy coating or equivalent-
Oxide red, touch-up to full f11m 也 ickness.
b. One touch-up of Amerlock 400 High Solids Epoxy coating or equivalent-
Peral Grey, applied at a dry film thickness of 125 microns
c. One touch-up of - PSX 700 Engineered Silocane Coating or equivalent-
Grey, applied at a dry film 也 ickness of 125 microns.

11.2.2 The con 甘 actor shall submit 也 e color sample boards for the Surveyor's
approval prior ω before the ordering of topcoat p 到 nt.
11.2.3 The con 甘 actor shall submit a 且 inspection form to Employer for inspection and
approved before application of each layer of paint. Immediately prior to 也 e
application of paint all loose particles, dust and debris shall be removed.

11.2.4 Temporary disassembly and its associated protection works of 也 e clamps/ brackets/ ducting systems are required for painting pf the member of steel 企組 le. Special care shall be taken during these procedures and the clampingj ducting system shall be reinstated to the original condition afterward.

11.2.5 Application of coating by me 也 od of spraying is not allowed to be used.

11.2.6 The con 仕 actor shall provide a check meter or ins 甘 ument for checking of the 也 ickness of applied coati paint. If the thickness of any layers of the applied coats cannot meet the specified thickness listed 旭 clausesl1.4.1, 也 econ 甘 actor is required to removed the applied coating and reapply the coating to meet the specified requirements.
