RENOVATION OF EXTERNAL WALLS

AT

EUROPEAN ASIAN BANK BULDING 749 NATHAN ROAD,
KOWLOON.

1) The Contractor shall identify any concrete spalling and repair it in accordance with the requirements of the Buildings Department.

2) The Contractor shall repair all defective render and plaster at the external walls of building in accordance with the requirements of the Buildings Department.

3) The Contractor to carry out the tiling work with 45mm x 45mm ceramic tiles and painting work with SKK paint as specified in the Schedule of Rates to the external walls of the captioned premises. The colour and pattern of the tiles and those of wall paints refers to the images and drawings as shown in the Appendix A.

4) The Contractor shall remove all existing and abandoned plumbing pipes and accessories at the rear external walls before water meter position and provide new plumbing pipes for fresh and flush water supplies with stainless steel accessories of Grade 304, gate valve and check valve etc.

5) The Contractor shall provide AlC drain pipes and necessaries to all AlC units at the external walls.

6) The work shall be completed in 150 calendar days.

7) Upon completion of the work , a joint inspection with the Clients, Management Office, Architect and Contractor will be carried out to accept the work in accordance with the Contract and any defects will be identified accordingly.

8) The Final Account will be signed with the agreement between the Clients and Contractor and declaration that no further claim is allowed.

9) All measurements and details shall be verified at site by Contractor. No extra time and cost are allowed.

10) The contractor is required to minimize inconvenience and nuisance to be caused to the occupiers and the neighbours. Adequate precautionary measures should be provided. Programme of Work should be submitted with the return of tender documents.

11) To provide all necessary precautionary measures, sign boards, hoarding panels, etc.

12) To carry out general cleaning and removal of debris from time to time at site.

13) To comply fully with Ordinances, regulations, practice notes, circulars , letters , documents, codes of practice etc. issued by the Government from time to time.

14) To provide 3 sets of record photos for work after completion.

15) No debris is allowed to be accumulated on floor. All debris shall be cleared off site as soon as possible.

16) Adequate protective measures to be provided inside the captioned premises and to the furniture

17) All construction works shall be, at all times, carried out in a safe manner, especially to the safety of public and workers



18) To include at no extra cost all the works as described in the tender drawings and documents including any work which has been under-estimated in quantity or left out. Any work described in the Tender drawings and documents which subsequently are not carried out or deducted in quantities will be deducted of the contract according to the Schedule of Rates.

19) No illegal workers will be allowed working at site.

GENERAL CONDITIONS OF TENDER

GCT1 The tender documents issued consist of: -

a) One booklet comprising: -

i) General Conditions of Tender and Special Conditions of Tender
ii) Form of Tender
iii) Agreement and Schedule of Conditions of Building Contract (Without
Quantities)
iv) Supplementary Conditions of Contract
v) Scope of Work
v) Schedule of Work
vi) Specification Preliminaries
vii) Technical Specification
vii) Summary of Tender

b) Schedule of drawing as listed in Appendix A.

GCT2 The tender shall be enclosed in a sealed envelope and clearly marked
"TENDER FOR

on the outside of the envelope and be addressed to : -

and to be deposited there on the day stated in the letter of invitation to tender, and the returned tender shall consist of : -

a) The complete booklet referred to at 1 (a) above with the Summary of Tender fully priced in black ink as to each item, cast and totalled and the Form of Tender completed, signed, witnessed and dated. Where Schedule of Rates are included, it shall also be completed in black ink with each item priced, extended, cast and totalled. The total of the Summary of Tender must agree with the sum shown on the Form of Tender. Should the sum shown on the Form of Tender and Summary of Tender differs , the Employer shall be at liberty to accept whichever sum is considered most advantageous.

b) The additional copy of the Form of Tender fully completed, signed, witnessed and dated.



c) A proposed working programme showing the sequence of each section of work.

d) Copy of Certificate and Licence:
i) Business Registration Certificate

e) A proposed Organization Chart and CVs of key personnels in charge of this Project, and relevant job reference completed in the past three years including contract sum, scope of works, site location and name of consultant/supervisor etc.

f) Any other submissions that are required by the Special Conditions of Tender (if any).

GCT3 Any items in the tender documents which the tenderer considers have no value shall have dashes or other suitable marks placed against them in the cash columns. The value of any items not priced shall be deemed to be included in the tender sum.

GCT 4 The tender shall be in Hong Kong dollars.

GCT5 No unauthorized alteration, erasure or obliteration to the text of the tender documents or any qualification to the tender is permitted. Any unauthorized erasure or obliteration of any tendered rate or extension or any unauthorized qualification to the tender may cause the tender to be disqualified. (Note: the term 'erasure' in this condition GCTS shall be deemed to include the use of correcting fluids).

GCT6 The Tenderer shall be required to check the numbers of the pages of all tender documents against page numbers given in the contents and the summaries and should he find any missing, in duplicate, or indistinct, he must inform the Architect at once and have the same rectified or explained before the date for submission of tender.

GCT7 Should the Tenderer for any reason whatsoever be in doubt as to the precise meaning of any item or figure contained in the tender documents, he must inform the Architect in order that the correct meaning may be decided before the date for submission of tender.

GCT8 No liability will be admitted, nor claim allowed, in respect of either errors in the tender due to mistakes in the tender documents which should have been rectified in the manner described in condition GCT6 or any doubt about the precise meaning of any item or figure contained in the tender documents which should have been clarified in the manner described in condition GCT7

GCT9 In the event of a Tenderer discovering an error in his tender after it has been deposited, attention in writing may be drawn to the error and an amendment submitted which, provided the amendment shall have been deposited on or before the time fixed for the receipt of tender , shall be accepted and shall form part of the tender.



GCT10 The tendered sum will be regarded as a lump sum tender for the Works described in the Specification and shown on the Drawings. In no circumstances will
amendment of the tender sum be permitted.

Should any errors, discrepancies of apparent underpricings be discovered during examination of tender, the Architect may query these in writing with the Tenderer. Such query is not to indicate a proposal to change the tender price, the Tenderer may offer only to stand by his tendered price or withdraw his tender. No query or series of queries shall be considered comprehensive.

GCT11 In addition to condition GCT7 above, Tenderer is requested to raise any queries with the Architect at least three days before the date for submission of tenders. Only answers in writing addressed to all tenders , by the Architect, shall be deemed to affect the tender documents in any way. Such letters will be bound in with, and shall become part of the Contract documents.

Failure to query any such meaning will be deemed to be acceptance that any subsequent interpretation by the Architect shall be final.

GCT12 The Tenderer is advised that the drawings issued for tender purposes are to assist him in submitting a proper tender, the Employer does not accept responsibility for their accuracy and no claim in respect of differences between these drawings and actual conditions encountered will be allowed.

GCT13 The Tender, before submitting a tender, shall visit the Site and make himself thoroughly acquainted with the location, access to the Site, and all aspects of the work which might affect his tender.

Any subsequent claim by the tenderer after acceptance of his tender for any increase in the Contract Sum or extension of the Contract period due to his failure to implement the requirements of this condition will in no way be entertained.

The attention of the Tenderer is drawn to Clause SC-24 of the Supplementary Conditions of Contract with regard to inspection of the Site.

GCT14 The Employer is not bound to accept the lowest or any tender he may receive.

GCT15 The Form of Contract will be the Agreement and Schedule of Conditions of Building Contract for use in Hong Kong (Private Edition without Quantities) issued under the sanction of The Hong Kong Institute of Architects, The Royal Institution of Chartered Surveyors (Hong Kong Branch) and The Society of Builders , Hong Kong, Second Edition 1976 (April 1998 Revision), read in conjunction with the Supplementary Conditions of Contract included in the tender documents. The attention of tenderers is drawn to the Form of Contract and the Appendix to Form of Tender ﹒ If any Tenderer has any doubt what is the contractual benefits and obligations will be, he is welcome to discuss this with the Architect.

GCT16 The Employer accepts no liability for payments of expenses or losses incurred by any Tenderer in the preparation of his Tender




GCT17 The Tenderer shall be deemed to be in possession of a valid business registration certificate

GCT18 K.A. Kho & Associates Architects & Consultants Limited will not be responsible for payments to the Main Contractor, except in terms of issuing payment certificates and overall supervision on behalf of the Employer.

GCT19 The tenderers shall state in their tenders the number of days required to complete the works. The word "days" shall be defined as calendar days including not only weekdays but also Sundays and Public Holidays.

GCT20 The tenderers shall include a Provisional Sum for Contingencies as stated in the Summary of Tender. The Provisional Sum will be expended in part or whole as instructed by the Architect or wholly deducted from the contract sum if not required.
