How exactly to measure that, I don't know. But to prove my point I will give the extreme. If we added riding trails for horses, stables, horses, a lake, a full gym, indoor basketball, a full size weight room, an aerobic center, an indoor running track, an indoor olympic size pool, a spa, massage and day spa center, a golf course, a full-scale play ground, a full-size soccer field, full size baseball field, a full size football field, an arcade, an a very nice clubhouse without increasing our annual dues it would logically follow that the value of our properties would go up dramatically. Even if we did raise the dues, even if we raised them by a fairly large sum, our property values would logically go up. On the other end of the spectrum, if we add nothing to the neighborhood beyond what we already have available, the only reason for our property values to increase will be because they naturally would go up to keep up with homes in other neighborhoods in the area...comps. So, when you take the two extremes it is easy to see the "do nothing, get nothing: do something, get something" result. The questions become, "is what we are doing going to return enough increase in property value to make it worth doing?" and "If it doesn't increase our property values enough, are we willing to do it anyway for the increase in quality of life for the people who live here"? I am in the camp that says, "if it doesn't increase my property value enough to overcome the increase in costs to me let's not do it".
