I forgot to multiply the monthly payment by 12. Good eye, CPA.

BTW, "nobodies", used the way you used it here, is not spelled "nobodies", it's spelled "nobody's". I assume you are meaning the contraction for "nobody has". I am certain you didn't mean, "nobodies mentioned" because "nobodies" is plural of "nobody", which would render your statement to imply that there is more than one nobody who has mentioned zoning. I don't think that is what you intended. I don't know a nobody. I haven't heard of him or her (does a nobody have a gender?) I certainly haven't seen any mention of zoning by even one nobody, so I certainly haven't heard mention of zoning by more than one nobody. Therefore, it is rational to assume you were speaking of the contraction for "Nobody has" rather than the plural of nobody. Further, if you did mean for it to be plural for nobody, and you have actually seen mention of zoning by more than one nobody, you would need to add the word "have" between the word "nobodies" and "mentioned". Either way, I think you made a mistake. Don't worry, we all do it at some point in time or anther...see there i go agin mysef.

My real point was, if we can't ( contraction for "can" and "not") build something that we are proud of, something that is functional, something that adds appeal to our neighborhood, something that improves our quality of life and the value of our property, then let's not get started. If we are going to add an amenity that does all of those things then let's talk. I am game if it make sense, not game if it doesn't. I may have gotten the math wrong, it happens, but the sentiment is not wrong. I am not a stick in the mud that is unwilling to look at options and make good decisions based on facts and figures.

And BTW, zoning is something that can change if it makes good cents (was that a mistake or not CPA).

But now that you are used to the $1,000 figure, would you be willing to go $150 if it made good sense/cents?

I hope you can take the ribbing over your mistake...I'm just poking fun. I am one of the world's worst at grammer, so don't take any ribbing from me too seriously.

For the rest of you, I want to say one thing....I have found CPA's to be very valuable in quantifying whether a good idea is financially viable, but I wouldn't let them steer a vision, they typically aren't wired that way. CPA is right in everything he/she said, but that doesn't mean that it doesn't make sense to build a clubhouse, and it doesn't mean it makes sense to build it, it just means CPA was more thorough with calculations. Thanks, CPA. I hate being wrong, but I hate not knowing I was wrong even more. I hope if we are going to be thinking, we are going to be thinking "big".
