I am going to put nightmares to rest. Primerica Financial Services, Citi, Citicorp Trust Bank, Citifinancial Mortgage Inc. conspired and committed major loan fraud. Our NIGHTMARE not only began with PRIMERICA it began with a so-called friend who is supposedly a VP at the Arlington Texas office.
I am so tired of telling this story, however, I will tell you that my husband wanted the rest of the equity< $10,000.00 out of his house. He inherited his house when his mother past away. In 2004 he took a CASH OUT loan with Ameriquest Mortgage...who then immediately (before even filing the docs with the courthouse) sold the loan to HSBC.
Our so-called Primerica family friends, along with Citi and affiliates from the very start of the loan application with Primerica set out to deceive us, defraud us. You see the Primerica Rep apparently was sooooooooooo GREEDY along with Citi that they decided to FRAUDULENTLY pay off my husband's cash out loan, then signed both of us to a so-called cash-out refi home equity loan. In Texas once a CASH OUT LOAN always a CASH OUT LOAN. Because my husband's loan w/Ameriquest (HSBS) was a CASH OUT, Primerica and Citi were only allowed BY LAW, to give my husband a second loan (second lien) for the additional $10,000.00. The VP of the Arlington, Texas office along with Citi were not happy with apparently doing a loan for the $10,000.00 they decided to committ MAJOR FEDERAL AND STATE FRAUD by going for the whole loan. Being consumers we were not aware of the finance law so we were duped into signing a new loan for the full amount! One very important factor in this fraud set up was they asked me to sign the loan. When I asked Steve (Primerica VP) why did I have to sign the loan? I told him I wasn't on the title and he knew my husband had inherted the house, also new I did not sign the loan papers with Ameriquest. Steve stated I had to sign due to the fact Texas was a community property state. Since we trusted Steve (BIG MISTAKE...)I signed the loan..
BIG BIG MISTAKE. I never wanted any part of this house, and was always considered as seperate property. Listening and believing Steve's LEGAL ADVICE flung the door wide open for the conspiracy to travel right into Citi's hands.
Once the loan was approved we were sent to a title company in Dallas County to close on the loan. "Why are we going to Grand Prairie (Dallas County) when we live in Arlington (Tarrant County)? This was the question we asked Steve. We were told that Land America, the actual settlement company did not have a office in Arlington. Okay...sounded reseasonable...right? WRONG....Again...all part of Citi, Primerica and Land America Commonwealth plan to continue their fraud. You see we found out last August (2006) Land America did have an Arlington office. Didn't think too much of it until recently when we found my mother-in-laws closing papers on her house that she purchased in 1999. GUESS WHO THE TITLE COMPANY WAS THAT DID THE WARRANTY DEED ON HER HOME.....THE VERY SAME HOME THAT WAS FRAUDULENTLY MORTGAGED IN SEPT. 2005........Did you guess right?...yes the very same company Land America Commonwealth officed right here in Arlington, Texas. Why would someone who was committing fraud send us to the same office??? They wouldn't...all part of the plan. Not only did a company by the name of Metroplex Title (Which this particular Office of Metroplex Title was sold and is now owned by a new company) in Grand Prairie Texas do the courtesy close for Land America the notary who closed the loan committed fraud also. The notary at this particular office has a working relationship with Primerica and Citi...and apparently with Land America......MUST BE SET UP FOR SPECIAL CLIENTS LIKE MY HUSBAND AND I! Not only did they set us up in their fraud scheme....No one ever gave us one signed document until we requested them in July 2006 from Land America, who just happened to still have our copy that they supposedly received from Citi.
The truth of the matter is we have being trying to get answers since loan documents started arriving at our door in July 2006. Since that time we have received documents from not only Land America, however, 2 sets of loan documents from Citi (from two different individuals in Citi's fraud Dept.) The first set we received from Citi had a different Security Instrument and our signatures along with the notary's signature were all different than the docs we received from Land America! That was Citi's and Primerica's and Land America's revealed fraud.
The past year has revealed so many fraudulent figures, documents that it would make even the smartest accountant shake his/her head. This entire loan was not some little person who just decided to commit fraud to make a couple of bucks...this was well thought, pre-mediated acts of deception, forgery and fraud on all of Citi, Primerica and Land America's part. To top it all off Citifinancial Mortgage tried to foreclose on the house this past winter, however, Citi committed fraud in trying to foreclose and therefore have non-suited the foreclosure in July.
We don't have an ending to our story....however....I will tell you....Any time I can get anyone to listen about what Primerica, Citi and Land America Commonwealth has done to us it makes all the depression (a lot of), anger (a tremendous amount), humiliation (still there) and the HURT OF TRUSTING A PRIMERICA REPRESENTATIVE WHOSE WIFE I CONSIDERED A FRIEND (too many tears)a little more bearable. If we can stop anyone else from doing business with these companies than I will have done my job. I truly believe that Citi and it affiliates...Primerica is the devil and the devil spawn.
