Real estate taxes increase yearly and you cannot homestead a rental property, only your main residence which you live in. Insurance premiums have skyrocketed to a point where the insurer is trying to drop the client. The things we had to do to make sure that we actually got insurance this year was absurd, but what choice did we have? perhaps some of those amenities which are no longer available had to be removed as the result of an insurance review. On top of all this, monthly maintenance fees, house watch and all the little extras which are needed to keep a property "rentable" by an absentee landlord has caused this increase.
I can empathize as I love Sanibel. It is now my home & we love to have people here who really like the island when they visit.
Perhaps, maybe you could scale down in expectations. try a smaller place where your heart can be calm & happy once again.
