>How do I deal with zoning boards?
You may need help from a lawyer.
>Is is better to lease or buy the property?
It depends on which kind of security you want -
1) If you buy it, there would be a landlord to possibly force you to move.
2) If you lease it, it'd be easier for you to move to a more profitable location, if necessary.
>Where do I find statistical data about population
>growth and competition in a certain area?
The State of Wisconsin web site may have information about those.
>If the carwash is over a half hour away from my home,
>then my gas costs would get high, so would it kill my

>or to perform maintenance?
If you hire somebody else, that business may be able to process (count, bag or roll) the coins more easily than you can. So, there may be more benefit in having somebody else do it.
If you use tokens you may not need to collect the money as often & there'd be less benefit for crooks to break your machines open. Example - a $5 token would take up less space than $5 worth of coins or dollar bills.
One possible problem is the possibility of somebody using foreign coins the shape & size of you tokens. Of course, people could use Canadian coins anyway which have different monetary value (exchange rates), but the same face value, than US money.
>About how much time am I going to have to put into the
>day to day operation?
It depends on money collection & supply storage & levels.

In winter, you may be there everyday. In other seasons, you may get a lot of time off.

These are just the ideas of somebody from outside of the carwash industry. There are probably many things consumers don't know.
I hope this gets you started.
