Subject: pricing a horse

I have been interested in buying another horse for a while now, pretty much toying with the idea. My husband has now shown interest in horseback riding, so we decided to go ahead and start looking. A lady that I work with mentioned that her mother wanted to sell her dad's horse since it has not been ridden much, but in addition would like the horse's companion to go with him. I did go out and look at the horse and ride him, he does need riding time, also needs some hoof care, otherwise looks to be in good condition and has a good personality. His companion happens to be a mule. I don't know a lot about mules, but he looks great, has a little of that mule attitude, that goes away after he realizes you just want to give him attention.
anyway.... my big question is this: the owner wants to sell the horse, and the mule is "free" because she wants them together. She will not give me a price, but does not want me to pay too much. I, in turn, do not want to "jip" her. Both the horse and mule need a little TLC, more riding time. and like I stated before, hoofcare. I personally would not pay over 800. They are not registered, and do need up to date on healthcare.
would love some advice on this matter. how much is too much, and how much is not much???????
