Subject: convert flat roof to pitched roof

We have a flat roof on our carport and would like to have a carpenter build a pitched roof, gabled or hip, over the roof. Does the old roof have to be removed? When we have bids...what should we listen for from carpenter? We have had to replace this roof 3 times in 15 years, plus the flat roof is unattractive with our house.

The old roof doesn't need to be removed. Ask him if he will stick frame it or have manufactured trusses installed. I'm sure they'll have manufactured trusses and if they say they won't I'd like to know the reason why. Manufactured trusses are a lot stronger then stick framed. Try to find someone that has converted a flat roof before. I would rather have someone that has over 10 years of experience and has never converted a flat roof verses having someone with three years experience and did it once. Make such to discuss workmanship warranties with them. We just installed our FYI section to this site and we have a piece in there called "Choosing A Contractor" that you might take a look at.

Replacing it 3 times in 15 years doesn't sound right either. I know flat roofs don't last as long as a pitched roof but they last at least twice as long as that. I've seen them 17yrs old before. In their later life you can coat them with a roof coating such as Gilsonite and extend their life another 50% as long as the workmanship was of a high quality to begin with.
