「住在深水鶧洈30年,一家五口迫在 『豆腐潤咁大』 的公屋,死慳死抵有少少積蓄,覺得是時候置業。資金少,左睇右睇以港灣豪庭最琚A價錢平設施齊,而且近住家人,起居生活好方便!」

Ray自出娘胎,已經居於深水鶠A對區內環境瞭如指掌,五口之家「屈」在200餘呎公屋多年,起居不便,又易生磨擦,Ray一直想置業搬開,騰出空間讓家人住得鬆動些,奈何深水鶧洃熔互 「似樣」的屋苑,僅得美居中心、美寧中心,但面積細又缺乏設施,「睇樓都睇鱆1年,唔鍾意美居、美寧間隔,300幾呎與住公屋無分別。」

Ray曾經想過放棄,繼續擠在公屋,但睇過港灣豪庭示範單位後,即刻意動,「價錢合理,又不用搬得太遠,四周環境與以前一樣,但生活質素就肯定有提升,而且西鐵通車後,到荃灣返工又多一種交通工具選擇。」幾經考慮,決定扑搥,Ray每月收入只$1.6萬,為免縮減父母的生活費,且預留日後加息空間,所以樓價以$150萬為上限。



望屋苑花園 寧舍唔同

初次置業的Ray,希望頭幾年供款輕鬆一點,故選用首期5%、兩年免息免供付款方法。斥資$150萬購入5座低層499呎H室,兩房望內園,平均呎價$3,009。一按每月供款$4,777,將來一、二按合計亦不過$7,277,少於收入一半,短期內生活亦可應付,而且日後可與女朋友一齊供樓,尚可應付。


以前住公屋望市政局公園,Ray的感覺並不強烈,但日後單位能望屋苑平台花園就大有不同。「我住低層單位,外望平台花園距離好近,好似私家花園,又有個小露台,最琱k朋友種花。」 Ray購買的是499呎最細兩房單位,望內園景,但較平幾萬、近聚魚道的D及E室清靜,而且第5座就近住客會所入口,消閒活動都好就腳。唯一不滿是管理費每呎$1.6略貴,「499呎管理費要$798,呢方面好似不夠公屋抵!」

購入單位:大角咀港灣豪庭5座中低層H室(499呎兩房)
成交價:$150萬(呎價$3,006)
雜費:約$5萬(包括釐印費、律師費等)
付款方法:首期5%,25%二按首兩年免息免供

首兩年月供:$4,777(一按,以P-2.5%,25年計算)


兩年後月供:一按$4,777+二按$2,500(以P,20年計算)=
$7,277
