就以上半年推出的新盤售價作比較，西九龍的昇悅居及港灣豪庭二期，平均售價由每方呎二千八百多元至三千三百多元，而將軍澳的維景灣畔二期呎價三千三百多元，馬鞍山海典灣售價每方呎亦達三千元，追得上西九龍新盤售價。九龍新盤開價低於新市鎮，此種情形過往可算絕無僅有。而事實上，新界不少二手樓價，造價三千多元水平，如荃灣愉景新城、青衣盈翠半島等等，可見九龍市區樓，並非是樓價高於新界的絕對保證。
