　　港灣豪庭新推第2期第5座共28個單位，介乎5至21樓A、C、F及H室，面積由499至719平方呎，分兩房及三房，全部設有環保露台。其中19個為兩房單位，售價由$147至$171.7萬，平均呎價$2,932；另9個為三房兩廳，售$199至$205萬，平均呎價$2,813。新推出第5座單位，最大賣點是就近2期住客會所，消閒娛樂最方便。

兩房買家必讀

望通州街公園較望內園平5.4%

　　新推兩房單位中，13個望內園景（集中在A及H室），平均呎價$2,989，而6個望通州街公園（集中在F室），平均呎價$2,829。值得一提的是，望通州街公園景的低層單位，面向汽車流量較高的聚魚道，可能略受噪音影響，故整體呎價較望平台內園單位，低出5.4%。

　　另外，望內園景單位面積僅499呎，而望通州街公園單位面積601呎，亦是內園呎價較貴的原因之一。

H室較A室貴1.8%至2.4%

　　第5座A及H室同屬499呎兩房望內園單位，但H室售價相對貴1.8%至2.4%，原因是H室外望平台內園及泳池景，觀景角度較A室開揚。

最平連平台單位售$147.3萬

　　銀根較緊但又想買平台花園及池景，可以考慮5座7樓H室，499呎售價$150.3萬，呎價$3,012。單位層數適中，外望景致開揚，較比鄰A室望平台及小撮池景單位，售價$147.3萬，呎價$2,952，樓價僅高$3萬，差幅2%。

三房買家必讀

淨三房望園景平均呎價$2,813

　　港灣豪庭第1期開售時，「淨三房」廣為換樓客垂青。是次發展商推出9個719呎淨三房，集中在13至21樓中高層，售價$199萬至$205萬，呎價僅$2,813。

　　由於2期5座位處第1期4座旁，外望葵涌海景角度較側，距離較遠，可觀性不及第1期1至4座。單位可望通州街公園及遠葵涌海，其中一房可以直望1期內園泳池景。
