作為港灣非官方網站的網主,睇左大家咁多的爭論,其實各方都有佢地的point,買樓真係唔可以一時衝動,落左訂先至黎後悔係好唔抵的,下次小心d羅!

說恆基樓不及某幾間發展商,只不過是指出恆基唔係「頂級」的發展商,呢一樣野事實擺在眼前,但係佢無要求一個「頂級」的價錢。至於長江好唔好,向來都有好大爭論,據行內人士透露,唔同時期有唔同質素,至於係進步左定係點,大家心中有數。新地樓又係唔係真係頂級呢?我只能夠說唔同級數的新地樓係用唔同的交樓標準,唔好諗住元朗果d新xx中心或廣場的質素同帝景園曉峰閣禮頓山帝庭園一樣。同樣地,同級價錢的新地樓同恆基樓唔會差太遠。

至於港灣的交通購物方唔方便,亦係見人見智,大家最好實地觀察,或者到港灣的非官方網頁睇下,好過道聽途說。莫講現時的購物點,港灣將來有咁大個商場都話購物唔方便我真係無野講。論到交通方便,肯定唔及鐵路上蓋,但係佢唔係收緊上蓋的價錢,維港灣柏景灣便遠比港灣貴。

呢個世界只有買錯野,無話賣錯野,恆基開得呢個價,必定有佢的理由,佢唔會開到維港灣咁貴或者珀麗灣咁平自然有其道理。覺得值得就買,唔值得就唔買,亦唔好妄想可以街坊價錢買到頂級住宅,呢d只係自欺欺人。

至於平台是否開放給公眾,港灣的業主可以諮詢佢地的律師,買賣合約上的Clause 2.中"...EXCEPTING AND RESERVING unto the Vendor and its successors and assigns other than the Purchaser the right to the exclusive use, occupation and enjoyment of the whole of the Development SAVE AND EXCEPT:- (a) the Propety; and (b) such areas and facilities (if any) as may be designated as common areas or common parts and facilities in the Deed of Mutual Covenant or are intended for common use."同埋"SCHEDULE 6 Communal and Recreational Facilities"的意思係乜野。至於其他人可以參觀下一般新建的大型屋村如愉景新城、馬鞍山中心、新港城等的保安設計係點樣,有無可能任由閒雜人進出保安範圍?
