We sold our house within a month when all the rest in our neighborhood were sitting for months.

We rented a mini warehouse (though maybe you could use a friend or relative's garage.) Take all the out of season clothes, holiday decorations, and at LEAST half of your knick knacks, books, family photos, whatever is around your house...and pack it away.

Think "model home" -- nobody really lives here!

Clean VERY well. Baseboards, blinds, wash curtains. Have the carpets done.

Use -- borrow of buy cheap -- silk greenery. I personally hate it but it really livened up a few dark corners and made my "garden" tub look luxurious.

Fold your towels and/or hang them like they're in a fancy hotel.

Plant nice flowers or put pots around your entrance with colorful flowers. This is a cheap fix!

Keep your yard looking as perfect as possible.

Do some touch up painting if needed. Scrub around doors and light switches, whereever the walls or trim are dirty. Esp at eye level!

If you do an open house, serve fresh baked cookies.

If you can afford it, keep cut flower around...maybe getsome carnations from Sam's club. They last forever and are cheap.

Closets -- make sure everything is perfectly stacked, folded and hung neatly, pants with pants, short sleeves with short sleeves, all facing the same way, etc..

Kitchen counters...keep everything you can off of them. Pack away china or things you don't use, then use the extra cabinet space to get the stuff off your countertops.

The main thing is -- clean and get half your junk out of there! Box up all your winter stuff.

Get rid of extra pieces of furniture...an end table here, a shelf there, that will make your house look bigger.

I know some of these sound totally anal (I've been accused of trying to make my house look like a catalog) but I really believe it helped our house sell. Make it look like the perfect little family lives there, and it will be obvious that you are proud of your home and take care of it.
