When I was reading Hamlet, I had the same question. At the beginning it seems obvious that the ghost is real because all of Hamlet's friends see it first and then he confirms it after them. But Hamlet encounters the ghost again later on in the book when he is with his mother, and she can't see or hear the ghost...and this makes her more convinced of Hamlet's insanity. I guess my question is, why could Gertrude not see the ghost? Is the ghost able to choose who can see him and who can't? At this point, was Hamlet imagining the ghost?
