You have a good point and I never bought into it, but I understood it better.

Actually, in his case I think a pretty good percentage are able to keep the houses and ultimately qualify for more conventional loans. One I was involved in (I contracted the work on the house) was a middle aged woman who was suddenly widowed, inadequate insurance, and then was layed off. She was coming out of bankruptcy and hated to keep renting.

I agree with you on the mortgage loans. It is one thing to cash out some built in equity, but quite another to back people into situations where they take your final deal (and the points) or possibly lose their house. You know the drill, "We're refinancing so don't worry about making the payments."

No, I have a hard time making money at all because I just won't screw people. I just can't do it, so alot of people in the trades won't deal with me because they think I think I'm too good to do it their way. Man. I just don't know. I'll sell a product or service for a reasonable price and sleep okay at night!
