SECTION 1.0


DEMOLITION


1.1Scone of Demolition


The work under this section consists of demolishing and removal of fixtures or finishes etc at the areas that are affected by the works as shown and described in the Specification and on the Contract Drawings.


1.2Compliance With Codes and Regulations


All work done shall adhere strictly to all applicable codes and regulations. The Contractor shall obtain and pay for all permits as required for the execution of the Works.


1.3Preliminarv Works


The Contractor shall:


a) Survey


Before starting work, carry out a thorough survey and examine all available drawings of existing decorations/finishes to be demolished.



b) Method of Execution


Submit a statement as to the proposed method of demolition and method of transporting the debris if required by the Project Manager. The Project Manager reserves the right to prohibit any method of execution of the Works which he regards as unsafe.


c) Existing Utilities


Arrange for the location and marking of the position of services affected by the demolition work. Before starting demolition' work, the Contractor shall notify the utility companies, corporations and local authorities owning conduits, wires and pipes serving the property. Protect and maintain all conduits , drains, sewer and wires as required. Arrange for removal of all utilities that are no longer required in
accordance with the requirements of the involved authorities and parties.


The Contractor shall liaise with the Property Management Unit and have all switches and electricity , water supply and waste disconnected or diverted before commencing with any work.

1.4Material Arising


Unless described as “refixed", set aside for re-use ", ''taken to store", “stacked on site " or similar expressions, all materials arising from the Works, shall become the property of the Contractor and are to be removed from the Site. The Client reserves the right to retain any or all of such material not at present described as refixed, set aside for re-use etc.


The Contractor shall carefully dismantle any materials that are to remain the property of Client, store on site, and protect until removed by Client or until the end of contract.


1.5TemDorarv Supports and Protection


The Contractor shall erect and maintain all scaffolding, fences, shoring, bracing as required of sufficient strength and stiffness for their intended purposes. Fence, warning signs and guards as required shall be provided by the Contractor for the protection of public, workmen and property.


1.6Removal of Material


The Contractor shall demolish and remove from the Site, all such items indicated on the demolition list/drawings/schedule of rates. He shall take extreme care not to damage the adjacent areas which are to remain.


All demolished materials shall be removed from the Site each night. The Contractor must however obtain approval from the Client before removing any items of value, as these will remain the property of the Client unless the Client has stated otherwise in writing﹒


The Contractor shall be held responsible for any damage done to surrounding areas not requiring demolition and to existing furniture and fittings and he shall make good to the affected area to the approval of the Project Manager at no cost to the Client.


1.7Precautionarv Measures


a) Demolition work shall be executed in an orderly and carefully manner,
with due consideration for the adjacent properties and the public.


b) The Contractor shall protect parts of existing structures to be retained
while carrying out demolition work. Cut away and strip out with care to reduce the amount of making good to a minimum, and make good as necessary. Rebuild or make good any work incorrectly demolished.


c) The Contractor shall take extreme care with all existing furnishings. He
shall store and cover these in an appropriate place, out of the way of all construction and areas affected by this.

d) Proper temporary weather protection, as approved, shall be erected prior
to the removal of areas exposed to weather.

e) All materials, rubbish and debris shall be promptly removed from Site. No accumulation of rubbish and debris is permitted, the same shall be constantly sprinkled to lay the dust.

。 Ventilators must be sealed, dust proofing erected to cut off the area of work from any occupied part of the building. Ensure that dust is kept to a minimum and is well damped down. Under no circumstances are power saws, drills or sanders to be used.

1.8Making Good

Make good with materials to match existing surrounding as directed by the Project Manager.

1.9New Finishes to Existing Walls

Where new finishes have to be applied to walls not being demolished, hack-off any applied finishes, provide suitable key and prepare for new finishes.

1.10Transport

The rates are inclusive of clearing debris and transporting from Site to dump or elsewhere.

All transport, including the provision of lorries, drivers, etc. for the purpose of transportation of debris, salvaged materials and workpersons, and all other expenses connected therewith including all loading and unloading necessary, are the Contractor's"-liability and are included in the Schedule of Rates.

The Contractor is to make all necessary arrangement with the Royal Hong Kong Police as to loading of vehicles 'On public roads and must strictly observe any restrictions imposed.

When the Contractor is transporting debris along public roads, the following conditions must be observed to prevent debris being deposited on the roads:

a) All lorries must have tight fitting and secure tail and side boards.

Debris shall not be loaded into the lorries to a level higher than the tai1 and side boards. Debris must be carefully and securely stacked on the vehicle to prevent any dislodging and falling into the road during haulage.




SECTION 2.0


PAINTING


2.1Preparation of Plastered and Rendered Surfaces


a All plastered and rendered surfaces shall be thoroughly checked for any
hollow plaster, and if present, repair as mentioned in specification for rendering.


b. All plastered and rendered surfaces shall be have the existing paint Stripped off completely, thoroughly washed as necessary, broomed down and stepped.


c. Strip shall mean the complete removal, without damage to the underlying surface, 'Of all existing coats of paint or other decorative material by means 'Of washing and scraping together with use Of chemical solvents . The surface is to be washed down and neutralized in accordance with the manufacturer's instruction.


d. Washing shall mean the removal by washing with clean water of all
materials not absorbed into the underlying surfaces.


e. Stopping 的 plaster shall be carried out by carefully trimming the edges
of all crevices, cracks or holes of any description and filling with an approved proprietary brand of filler to produce even, flat surfaces.


f.External plaster shall be filled with a material similar to the finishing
coat of the plaster in accordance with manufacturer's specifications.


g.All strains shall be removed from the plastered surface prior to painting.


2.2For Light Well_ Wall & Ceiling of Carpark- SKK “ Biofine" Coating
System


On the well- repaired and painted film surface 'Of light well,
1. Clean and remove all the unsound, loosen paints, powder, dirt, dust,
efflorescence & foreign matter.
2. Apply one coat of MIRAC SEALLER W by roller.
(Pre-mixed Special Modified Arcylic Resin Water Based Primer)
i) Consumption: 0.9-0.16 kg/m2
ii) Interval Curing: over 2 hours prior to the 1st2 coat 'Of Biofine Matt
iii) Mixing Ratio: Premixed type
3. Apply two coats of BIOFINE MATT by Roller. (Water-Based Acrylic
Resin Protective Top coat)
i.) Consumption: 0.25-0.30 kg/m2
ii.) Interval Curing: over 2 hours prior to the 1st coat of Biofine Matt

iii)Mixing Ratio:Biofine Matt/Clean Water-16kg/5-10% by weight







2.3For Internal Wall & Ceiling at Back staircase & Corridor Area- SKK
“Supertex" Coating System


On the well- repaired and repaired painted surface
I. Clean and remove all the unsound, loosen paints, powder, dirt, dust ,
efflorescence & foreign matter.
2. Apply one coat of MIRAC SEALLER W by roller. (pre-mixed Special
Modified Acrylic Resin Water Based Primer)
i.) Consumption: 0.9--0.16 kg/m2
ii.) Interval Curing: over 2 hours prior to the 1 st2 coat of Biofine Matt
iii.) Mixing Rates: Premixed type
3. Emulsion Paint:
Apply two coats of SUPERTEX by Roller. (Emulsion Paint)
i) Consumption: 0.30--0.35 kg/m2
ii. ) Interval Curing: over 3 hours prior 的 the 2nd coat of Supertex
iii.) Mixing Rates:Supertex/Water-20Ltr l 0--20% by weight

SKK Clean Mild Urethane" Coating System for Metal Works, Pine Works & Wooden Door Surface


On the well- repaired and repaired painted surface


1. Clean and remove all the unsound, loosen paints, powder, dirt, dust,
efflorescence, foreign matter etc. Sand off the rust by sand paper if any.
2. a) For galvanized surface, mild steel with paints,
Apply one coat of SK EPO SABI MILD by Roller, diluted with Paint Thinner A. (One-packed Epoxy resin Primer)
i) Consumption: 0.13--0.16 kg/m2
ii.) Interval Curing: over 3 hours prior to the 1st coat of Clean Mild
Urethane
iii.) Mixing Ratio: SK EPO Sabi Mild/ Paint Thinner A -16kg/ 10--20%
by weight or
b) For wooden surface, UPVC, galvanized surface & mild steel surface with complete removed of paints,
Apply one coat of MIRAC #100 PRIMER by roller, diluted with #100
Primer Thinner. (Two-packed Epoxy Resin Primer)
i.) Consumption: 0.14--0.17 kg/m2
ii) Interval Curing: over 3 hours prior to the 1 st coat of Clean Mild
Urethane
iii.) Mixing Ratio: Mirac #100 Primer Base/ Mirac # 100 Primer
Hardener/ #100 Primer Thinner-I6kg/ 4kg/ 10--20% by weight or


3. Apply two coats of CLEAN MILD URETHANE in pastel color by roller, diluted with Paint Thinner A. (Turpen Based NAD Polyurethane Resin Top Coating)
i) Consumption: 0.30-{).35 kg/m2
的 Interval Curing: over 2 hours prior to the 2nd coat of Clean Mild
Urethane. Minimum 24 hours for final curing
iii) Mixing Ratio: Clean Mild Urethane Base/ Clean Mild Urethane
Hardener/ Paint Thinner A-100/ 15.4/ 10-30% by weight

2.5Painting on Plastered Surface

All surface shall be prepared and painted with an approved system. The Contractor shall carry out the paintwork strictly in accordance with manufacturer's specifications.

2.6PreDaration and Priming of Metal Work

a All iron and steel surfaces to be painted shall be first thoroughly
scraped and brushed to remove all rust, mill scale, and loose paint.

b. All metal work shall be given one coat of approved primer strictly in
accordance with manufacturer's specifications.


2.7Painting of Metal Work


All metal works shall be applied with two coats of synthetic paint strictly in accordance with manufacturer's specifications. The Contractor shall submit primer and synthetic paint system for Project Manger's prior approval.


2.8Workmanship


a All painting shall be carried out by skilled workmen or competent persons in the best possible manner to produce a first class finish, free from all blemishes, brush marks, blemishers, weeping, exudation, peeling, wrinkling and the like.


b. All brushes, tools, pots and the like used in carrying out the work are to
be thoroughly cleaned out before being used with a different type of class of metal.


C All priming, undercoats and finishing shall be used in strict accordance
with the manufacturer's specification.


dAll external work shall be carried out in dry weather, and all internal
and external surfaces shall be perfectly dry before any paint is applied.


e. All coats shall be thoroughly dry before subsequent coats are applied
and all rubbing down between coats shall be done with fine sand paper.


f. All paints shall be applied with approved quality bristle brushes or by
means of compressed air spraying or airless spray at the contractor's option with the approval from the Project Manager.


g. Distemper brushes shall be of an approved type not less than 150 mm
in width ; the use of rags or cotton waste for painting of any description will not be permitted.


2.9Cleaning Down


All work, fitting and the like shall be covered and protected during the progress of the painting and all splashes shall be removed from floor, wall and the like and the whole left clean and perfect on completion.


The Contractor shall provide adequate protection to prevent any splashes , drips and the like to the public during the progress of the painting to the satisfaction of the Project Manager.


2.10Painting Schedule
