You better get yer check book ready. I've heard anecdotal stories about the price of land, and a quick google search had one reporting that for farmland it was over $2800/acre in 2002. Now add water and timber values. My brother John had about 51 acres outside of Black Earth (maybe 40 minutes into Madision), no water. Sold it about 2 years ago for 250K. Just the land, not the house.

Aggie Medo (Kathy's sister Karen's husband Bob's, whom we'll refer to as my brother-in-law, mom) heats mostly with wood. She has about 120 acres of hardwood that is mature enough and turning over (I think you need about a 50 or 60 year old tree) that she can selectively log it every 3 years or so and get about 10K for it - it's 30K of furniture grade maple and oak, but the logger gets 10K and the trucker gets 10K. The logger leaves the tops scattered about, which is what is collected and burned. It takes 10 of us about 14 hours to cut, haul, split and stack with gas powered chain saws and a tractor. She does have a dual furnace with propane that is used some.
