....the distance would be a deal breaker unless you plan to keep the house longer than the job. I have had the long commutes and I haaaated it. Didn't mind at first, but after a year, it added stress. Granted, this is with Dallas traffic and Texas heat. Here, your 23 to 35 miles would easily double and potentially triple in bad weather or rush hour traffic. I would personally give up some things I desired in a house for a more desirable commute.

Also factor in spending more on gas, any tolls, more frequent oil changes, etc, if that is any issue for you.

My drive is about 12 minutes, against traffic. I loathe driving, so I'd be tempted to move if my commute was longer than about 20 minutes. Well, maybe 30 to be realistic.

I plan to keep the job until I retire. I plan to keep the house longer than that, but pretty much everything involves going into town.

Traffic is not a big concern here (thankfully!) Winter is, but as they are county roads they usually get plowed earliest.

But it isn't 23-25 miles, it is 23-35 MINUTES. I tend to measure in time as that is what I am concerned about. It is about 18 miles. But the absolute closest we can get is about 15 minutes, so I keep thinking that this is not a big difference, but I don't know.

There are houses on the market, but so few seem to fit what we need. I am not overly picky about the house itself, but it needs to have an area we can fence and there needs to be a way to easily let the dogs outside (ie I am not walking them out to a fenced area in the snow at 11pm) I also REALLY like a attached garage as we have so much snow here and it is easier.

My car is fairly good on gas, and we have talked about Tim getting a cheap car and only driving his truck when he needs it, but he needs it fairly often. Tim already (for 5+years) has 30 minutes to get to work and it doesn't bother him at all, but he enjoys driving whereas I just don't mind it.

I hate big decisions. I guess we will see.

if you HAVE the time and choose to go the longer distance, I love books on CD...I have listened to them for a good 18 years now and love it. My drive is only 15-20 minutes (about 12 miles) but I love my drive to/from as I can move forward in my book!

I even had my mini dvd player along. I would bring movies or tv on dvd that I had seen plenty of times, but love. That way, I didn't need to see it (not safe!) but would just listen. That passed a lot of time for me.

Minutes is definitely better than miles. Here it would still take a lot longer. But like I said, that's Dallas for you.

At our old house, I lived 8 miles from the gallery. Most days it took 30 minutes. Some days it took 45. For 8 miles. Blecch. I used to not mind driving. But Dallas drivers in Dallas traffic make me a little crazy!

Just try it if you can sometime during the time you would normally be driving. That will tell you plenty. :)
