Your post has me somewhat confused. You are complaining about price increases on properties primarily managed by Royal Shell yet, apparently, you continue to rent those properties. You then indicated that you probably won't deal with American Realty because of how they handled (unspecified) "property issues with good friends" yet American Realty has done everything possible to keep rental rates as low as possible and, as I wrote earlier, the rates on many of the properties managed by AMRC have not increased in years (a few others have seen only minor increases).

If I were you, I would reconsider your decision not to deal with American Realty, assuming you want to find decent rentals that are within your budget. They're usually very reasonable and, typically, will bend over backwards to accommodate renters. Further, if you exclude properties managed by American Realty, you're ruling out renting somewhere in the neighborhood of 90 properties.
