I know there are many who believe there are valid reasons to have zoning in Monroe Twp. although, zoning will dictate WHERE the sex stores can locate they can NOT keep them out just as it will NOT keep out waste storing facilities. Those are allowed in the Light Industrial Zone along with the Outdoor Special Events, Kennels, Tree nurseries, Farm Equipment businesses etc..
It appears that agriculture/farming does not include tree farms/nurseries or wholesale gardening since these are restricted to Light Industrial areas? Sounds like agriculture to me.
I would think that there are enough rules and regulations from the Gov. [EPA] State and County to cover many of the regulations in the zoning book.
Certainly if you are going to build a home, you will soon find that there are already lots of things that you you have to be in compliance with.
Some things in this zoning book are a tad confusing to me and at least to a few others I have spoken with.
It states, Mobile Homes shall be prohibited, mobile homes existing on the effective date of the zoning plan are hereby declared nonconformities and shall be regulated in accordance with chapter 10. Going back to chapter 10 it says the objectives are to control/regulate the nonconformities but it looks like nonconformities should be permitted as long as they don't lower property values, hinder the personal enjoyment of residential properties etc. etc..
Can you tell me what will happen if my neighbor doesn't like the looks of my old house trailer and shed and makes complaints, maybe saying my place makes his property value go down and he certainly doesn't enjoy how it looks? What will happen if I am told to bring my home into compliance but I am on a limited income and can not do that?
In browsing through this [very thick] zoning book, my opinion [yes I know what they say about that, everybody has one] is that some of the regulations are just more rules that tell you what you may or may not do on/with your own property.
Probably because I have worked at a kennel, one of the first things I noticed was, one may not open a kennel for ANY purpose [boarding, training, grooming] if you are in a residential area [the book says territory that is, or may become, zoned Residential]. We live in the country, why could I not open a training kennel? Personally I wouldn't want to do grooming, only because I would not want to use that much of my well water.
Also, one can NOT open a Bed & Breakfast in your home if the original foundation was set AFTER Dec. 31, 1959? Can you tell me why a newer home would not make for a nice B&B? And if you do open one, your sign can only be on-premises and follow strict regulation. I noticed the chapter on signs [13] was even longer than the chapter [14] on Sexually Oriented Businesses Regulations
If I have a swimming pool, it will have to have a 6 to 8 foot fence with a lockable gate. Never mind that I may be 150' off the road and have it connected to my back deck.
If I have a recreational vehicle [motorized or non-motorized] I can't just pull it up and park it beside my driveway or garage, it has to be fully enclosed.
And if I am a commercial driver, my semi tractor trailer or other commercially licensed vehicle can't be parked overnight at my home if I live in a residential zone unless it's completely enclosed.
These are just a few things I spotted. I don't know about the majority of Monroe residents but after browsing through the zoning plan I do intend to vote NO ZONING.

Remember to get out and vote Nov.4th.
