We chose the Old Mill because of the size of the land, shape of the block and the view of the Wombat State Forest. They are very well insulated and have metal deck roofing, American Oak floors if you want them and it's actually advertised as The Old Mill B & B. I think this will be my last big project so for $200.0000.00 I can build this and finish it completely. I can hold on to it for 12 months and flog it if I want. I think it will be a good investment. The view is beautiful. I think though I really want to live in it for a couple of years as I'm ready for a rest lol. You lookout from upstairs at big grey kangaroos sunning themselves in the afternoon on the ridge. Kookaburras and parrots. Hepburn and Daylesford are very trendy so I think it will sell. The block has a magnificent Holly Bush. I've planted Rhododendrons. Camellias, those old fashioned Roses. It has Snowdrops, Jonquils, Daffies, Red hot pokers , Irises, Cecil Brunners and David Austin Roses already there so I think when I finish this one will look better than the Post Office Cottage. Last week under the Magnolia tree I found a new one shooting up so I dug it out, replanted it and it's thriving already. The place gets far more sun light. I've also used a different thicker glass which keeps out the cold and improves my energy rating so I know I'll be warm as toast. It's fun doing this stuff but the tradies are bone lazy at times. Country bumpkins I tell ya!
