Subject: CAN SOMEONE ADVISE ME PLEASE ON BUYING WEEKS

wORLDWIDE TIMESHARE HAS COME UP WITH APARTMENT 10 (A DELUX 2-BED APARTMENT)AT clc IN fUENGIROLA...i THINK IT`S ON mARINa Del Sol. Anyway, it`s going SO cheap we`re tempted to buy it. I`m so worried though about CLC trying to squeeze the maintenance up so you buy the points,of which i`m adamant, there`s no way i`m doing that.
Worldwide Timeshaare have been very good and cant seem to see why i`m worried. Please copuld anyone give us some advise or tips on what to do? By the way, it`s weeks 31 and 32

There is a view which is supportable that apartments which have been sold out into their own points system receive priority when it comes to refurbishment - some "weeks" owners at the Paradise Club in Tenerife paid refurbishment levies over 2 years ago and the apartments have still not been done.
If you scan this website you will see that the overriding view is DONT TOUCH CLUB La COSTA with a bargepole !!

I think you are wrong CLC have put maintainence up which i dont agree with but you can see where the money is being spen. we were told maintainence is going down but we shall see.We just came back from Paradise [fixed week owners] and there was a lot of people changed to points and a lot of CLC points people who all seemed very happy with the points system its making us rethink. owners since 1993

We too resisted changing from weeks to points until this year. I retire in a couple of months so will hopefully be able to use weeks at short notice, getting a bit more for our money. The alternative was to put up with ever increasing maintenance costs and spiralling RCI charges. The switch to points opens more doors I think and also has lowered my maintenance charges by some £320 by trading in two weeks for points.

HOW MUCH MAINTENANCE WERE YOU PAYING BEFORE TO SAVE £320.00 AND HOW MUCH ARE YOU PAYING NOW, ALSO HOW MUCH DID IT COST TO CONVERT AND TO WHAT LEVEL.

Previous maintenance for two x 2 bed weeks was 2 x £415 = £830
On points 1820 points x £0.28 = £509.60, £320 less so the £1,699 it cost us for 200 extra points and 1000 choice points would, not counting inflation be paid back in about 5 years. Hopefully the points used the right way will give us a few more weeks as well and we will save on RCI transfer fees for other resorts. We have retained ownership of other weeks at other resorts that have far lower maintenance fees but ceded these as they give us high points value and take us into diamond level with over 5,000 points.

Points management fees are to increase by over 7% next year.Hardly in line with inflation like was promised by CLC.Don't forget the points system is not an investment where you will get a good return.Points are next to worthless on the resale market.You need at least 2000 points to get any kind of benefit.At £10 point that's a large investment.Also to get what you want when you want it,you have to book at least 18 months in advance ane even then there's no guarantee.

Sorry have to disagree with the book in 18 months advance statement - my experience was this year, i booked a week in Corfu - For School Holidays 1st wk August - the booking wasn't made until April of 2005. Maybe i was lucky, i don't really know but for me so far no regrets.

Long may it continue that availability is there for the members but the stories I've seen contradict that.Check out the latest post on the CLC members site.A member there has over 2000 points and can't use them because of lack of availabilty and is even considering handing them back to CLC.This scenario pops up all the time and has been stated many times if you are not flexible as to when you can use your points then sooner or later the system will let you down.I'm still a fixed week owner as the points sytem would not work for me but that isn't to say the system doesn't work.Many members seem happy with their investment but accept the fact that as and when they come to finish their membership of CLC then their points are virtually worthless even though it cost them £1000's.As I said in my previous post there is a 7.8% rise next year on management fees on the points sytem.I can only presume it will be the same for fixed weeks.I've yet to see the minutes from the AGM held in June.Anyone else seen them?

POINTS????
If you can travel at anytime to anywhere and are not fussy on where you stay, then points could be a good deal for you, "IF" you buy on the resale market at around £2 per point, that is the going rate plus a FEE to CLC. Therefore it do'es not make any financial sense to pay CLC inflated prices. Should you be selling points then you are likely to only get £1-50p per point after commissions,( assuming you can find a buyer, this why some people are giving them back to CLC.)

There are other things to be taken into consideration, if you have too or like too holiday during peak periods then you will use up your points very quickly, as peak weeks are costly in terms of points required to book, and the cost of points used is MORE than the cost of fixed weeks.

Also remember there are only so many PEAK WEEKS available.
Even in the travel agents you are ripped off for peak weeks, why??? SUPPLY AND DEMAND.

The points system was brought out because there were so many vacant weeks during the year which needed paying for.
With a points system the management can sell enough points to cover the cost of all those vacant weeks.

But are there enough weeks available for the weeks that people want.??????? Why do points owners get the "SORRY NOTHING AVAILABLE" message, because too many people want the same weeks, so fixed or points the message sounds the same.

So before you rush into buying into the points system THINK? IS THIS FOR ME
