I don't think there have been that may negative points about the Paradise Club, other than the slow rate of refurbishment. The negativity has come from owers who are fed up with the high level of increase in management charges being imposed by CLC.

This has resulted in many owners walking away from their investment and many many more thinking of doing so. There are also currently 46 weeks of timeshare up for sale at PC, on this website alone.

Many members/owners see this as a ploy by CLC to obtain weeks of ownership at no cost and unfortunately it seems to be working.

With similarity to Dave, my concerns are with CLC not the resort. I admit I have only stayed on site once, (1992). All subsequent years I've exchanged through RCI. I cannot say I've had one disappointing holiday. But of late there has seems to be a shift back to the grey uncertain days when timeshare had a very low status of opinion. With the apparent 'scams' on various 'points' schemes and fixed week owners being pressured with options of 'pay-up' or 'give-up', it’s a very unsettling time.

With no indication that CLC management fees are to any less realistic for 2006 than for the last two years, I too am seriously thinking of ‘walking away’ (reluctant as I am to do so).

We too were considering walking away due to high maintenance costs but have decided to swap our two Paradise weeks for CLC points and try that for a year or so. It means a drop in maintenance charges of over £300 for the two weeks, partially blown away by a CLC membership charge of £132 but with no charge for exchanges to resorts in their directory, overall we could save quite a bit as long as availability is OK.

Hope this is of some assistance:

Whether you decide to convert fully to points or go the Cessation week route (with this option you retain your ownership rights to your Apartment)- CLC will expect you to purchase outright a minimum number of points - 400 - if i remember correctly.

What will you pay for this, really depends on how resistant you are, it will start somwhere in the Region of £20 plus per point but will drop to around half that figure if you tough it out.

The 400 point option was put to me first at about £5699 and I refused it. The offer then moved to 200 points for about £3,200. I again refused. After showing a degree of reluctance, I eventually landed up with 200 points for £2695 inc "legals" plus 500 choice points that are a one of and last for 18 months. I reckon this was the best deal I could get.

I think I am understanding you right and that you have effectively paid £2695 to switch from fixed weeks to CLC points.

Whilst recognising that this produces a saving in maintenance costs of £168pa net after membership fee of £132 it seems to me that this equates to a "payback"period on your additional investment of some 16 years - I dont think I will bother - if going down the points route RCI points look a better bet to me and I am increasingly coming to the conclusion that CLC are rip off merchants who have our so called reps just where they want them !

Bobby,
don't forget that there are no exchange fees with CLC when you take from their inventory and as we exchange quite a lot this will bring about another £300 - £500 per year if it works out. Also we will hopefully gain with the other benefits such as 2 for 1's and upgrades.
