Hi Kim,
Sorry you are contemplating selling Optica. Thought I'd report on my re engine exercise on Nautibuoy to which you contributed sound advice. I went for an 8hp Tohatsu 2 cylinder two stroke which I can handle OK - 28KG with Hi thrust prop and alternator. Ok so fuel consumption is higher than four stroke but for similar output the cost saving pays for a lot of fuel and maintenance is simple. Best of all the balance is so much better so little vibration results. Had to fettle anti cavitation plate and stiffening rib to fit the well but goes in OK on diagonal.
Haven't yet had to use full throttle - half is more than adequate over this season. Its a good idea to vent the exhaust thru the leg for tickover -currently i've a lash up but will sort this out over the winter.

Re Optica. If cash for the building work is main reason then lets hope she finds a good home but if not you could arrange gentle heating /ventilation or de humidifying at relatively low cost since you have space at home. If you want to come back to the TS240 sods law says there wont be one available for ages or you will end up doing all the things you did to Optica to get her up to speed.
Good luck anyway!
Paul
