Subject: Your home direct YHD=mistake number one, incompetence

In the New Jersey USA we have the misfortune of having listed our home with YHD Foxton and their supposed "local realestate experts", I am here to tell you nothing could be further from the truth. From start to finish YHD has provided horrible service and lacks the most rudemantary sales knowledge. No one seems to know what is going on and there is never any one in charge to speak with they basically abuse the system and wait for houses to be sold by the grace of god. They do absolutely no follow up or proactive marketing of your home. There is nothing that YHD does that a homeowner with a PC and 20 minutes a week could do on their own. While they are busy bashing the realestate profession and calling them all lairs and thieves in their advertisments they do nothing short of what they accuse others of, and to add insult to injury they refuse to acknowledge their wrong doing in any of this they are obtuse and I hope to spit on their grave someday very soon...

bad experience! I see that YHD has an option to have your eal estate multiple-listed. For an extra 1% fee. If YHD's FEE is apx.3%,and some other broker's office sells the property,????? WEll=I have some ????.

First of all,it looks like the only difference in cost is the agent/broker fee (which is by law,always negotiable in NJ).Does YHD charge a fee BEFORE selling your property??? Dosen't the BUYER usually pay the commision???And then,IF a buyer goes through a different agency-how does THAT broker and agent get any commision???(I don't see how they would want to sell something where there "standard" commision is going to be cut).

SO-right there,you are going to lose intrest from the people who have the qualified buyers.

REMAX realtors will TEND to give you a better deal on this area'a commision standard (but always negotiable)6% rate. The reason for that is that typically,you could have 4 parties splitting that commision. The seller's agent,the seller's broker (the office that they work for),the buyer's agent,and the buyer's broker. It can work out different ways. One broker/agent,could also be the buyer's agent. If you see a sign on a property, and you call the agent whose name is on that sign,you would be bringing more of that 6% to THAT office. (I would ask for a little break on the commision in that case).

REmax realtors are technically "brokers" which means that they could get the buyer/and or seller portion of the fee + the broker portion-so they may be more willing to negotiate.

If you relist your property,please find a busy office that advertises in The Press etc.,and look for a lot of signs in the area.

of this! I guess that I would look it over very carefully if I were to list with someone,but even a one-percent selling price savings on the commision,on a one hundred thousand dollar selling price,could buy a real nice television for a new home!

I listed and sold my home almost 2 years ago with YHD. The real estate person we dealt with was a local real estate professional who did YHD work on the side. He met with us late at night, our only free hours at the time and let us ask him questions regarding the area we were leaving and moving to. I did NOT like the fact that he also listed another house on our block within 2 weeks, I think that hurt our asking price. In addition, I did not like when we had to convince him to list our home about $50,000 more than he thought!

We wound up with a selling price higher than he expected we would get and we had to PUSH the process along but what do you want for 2%? We also had to hire a lawyer, which in South Jersey is not as necessary as where I currently live (it's almost mandatory in the area I am in).

In the end, I am glad we listed with YHD (I am in my third home now) because we would not have been able to purchase our current house without the "income" we made on the sale of our second home, including the lower real estate fee we paid. I also think the experience of us selling and buying so many homes in such a short period of time helped us b/c we knew what we were doing. I think that someone who is selling a home that they have lived in for 30 years will not be as knowledgeable.

I had my first house up for sale and it was purchased in one day by a neighbor, my real estate person still got 5% for doing NOTHING, she took 1% off b/c of it, how nice, right?!
