bad experience! I see that YHD has an option to have your eal estate multiple-listed. For an extra 1% fee. If YHD's FEE is apx.3%,and some other broker's office sells the property,????? WEll=I have some ????.

First of all,it looks like the only difference in cost is the agent/broker fee (which is by law,always negotiable in NJ).Does YHD charge a fee BEFORE selling your property??? Dosen't the BUYER usually pay the commision???And then,IF a buyer goes through a different agency-how does THAT broker and agent get any commision???(I don't see how they would want to sell something where there "standard" commision is going to be cut).

SO-right there,you are going to lose intrest from the people who have the qualified buyers.

REMAX realtors will TEND to give you a better deal on this area'a commision standard (but always negotiable)6% rate. The reason for that is that typically,you could have 4 parties splitting that commision. The seller's agent,the seller's broker (the office that they work for),the buyer's agent,and the buyer's broker. It can work out different ways. One broker/agent,could also be the buyer's agent. If you see a sign on a property, and you call the agent whose name is on that sign,you would be bringing more of that 6% to THAT office. (I would ask for a little break on the commision in that case).

REmax realtors are technically "brokers" which means that they could get the buyer/and or seller portion of the fee + the broker portion-so they may be more willing to negotiate.

If you relist your property,please find a busy office that advertises in The Press etc.,and look for a lot of signs in the area.

of this! I guess that I would look it over very carefully if I were to list with someone,but even a one-percent selling price savings on the commision,on a one hundred thousand dollar selling price,could buy a real nice television for a new home!
