I am sorry you are having problems, Linda. What a royal pain in this time of major change. It is probably the last thing you needed.

Rule #1, always have a contract. Even if it is with the mama who birthed you, you must have a contract about what is and what should never be, that way your behind is covered and no one can give you any BS. You can be quite polite about it, too, because it is in writing. You cannot dispute what is in writing and signed by both parties.

Rule #2, tenents always leave their cr@p behind. They are late 5 days after the first of the month, then you 5 day them and it's $50 per day from the 6th on. On the 11th day, you put a blue tarp out on the property somewhere, put their belongings on it, and put another blue tarp over it so that you can say that you tried to protect it, give them 10 more days, and then call a removal company. This is what security deposits are for - payment to remove the cr@p they inevitably leave behind.

If I were you, I would eat his food, sell the appliances, because, tough patootie - you didn't come and remove your things off of my property and you didn't pay me rent to keep them here. Now they are gone. What do you want, guy?

In a perfect world, everything would be done on the honor system and a handshake. Unfortunately, this ain't a perfect world.
