Yeah, just barely. We bought for 540, listed for 550 and sold for 544. No agent fees on either end. With what we put into the house and closing costs, we should be near even. It's difficult to say but I think we made money over the 3 years. We have 8k from the first time home buyers credit and we saved about 10k living in a house v. apt. I forget how i came up with that number but I calculated it when I was trying to figure out what our bottom was for sale price. We also did a refi, so we took a little of a hit there but ended up saving more over time by doing so.

I've agreed to sell my tv to the guy for $1700. We weren't taking it with us to Germany, when we come back it'll be 8+ years old, and it's a bit of an energy hog. I sure am going to miss it though!
