My vote is that we either build a high quality, fully functional club house that can actually be used for something other than holding small meetings or we nix the idea altogether. If we aren't able to put together a clubhouse that can't be used in a variety of ways, receptions, events, etc, then we don't need to build it. If it isn't going to provide value at least equal to its costs, then don't do it. However, if it is going to be grand enough to raise my property value, if it is really going to improve my quality of life, if it makes using the other amenities more enjoyable, I would be willing to kick in money for it. What would be nice would be to assess an additional home owners' fee based on the value of each home, similar to property taxes, for a specified period of time, to pay for such an amenity. That way, those who benefit more pay more and those who benefit less pay less.

A 15 year mortgage on a clubhouse that costs perhaps 7 or 8 million wouldn't be that expensive for 750 home owners to pay for, right? Eight million would only come to about $90 per year or so averaged among homeowners. Add to that the cost of insurance and upkeep and management, let's say another $60 per year. I would go another $150 per year to have a high quality clubhouse in the neighborhood. But I don't want to spend a penny for a piece of trash. Do it right, or stay home.
